Why it’s worth a survey now in Oversland
Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now typically keeps the fix smaller. For older village homes like those around Oversland, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the price for your roof before booking.

Gutter survey in Oversland
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photos. If you’ve noticed brackets that have dropped or snapped and fascia boards damaged by overflowing water, we can find out what’s behind it, on fascias and soffits, valley gutters and downpipes alike.
Some older homes in villages like Oversland are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

FAQs for Oversland
Can a landlord with a rental near Selling station book a roof survey?
Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or drop us an email with the details.
Do roofs near the sea, like those around Oversland, take more of a battering?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Oversland is within about 5 miles of the coast.
Can you tell me if my old gutters contain asbestos?
No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Can a gutter survey explain damp on my walls?
We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so we report on what’s visible.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.
How much time does the visit need?
It usually takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. You will know roughly how long when we arrange the visit.
Do you use drones?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Roofs, chimneys and gutters in Oversland
Oversland lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Belmont House and Gardens lies about 4.8 miles west, so building around Oversland goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. Take a building like Boughton-under-Blean and Dunkirk Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Homes near green spaces like Mount Ephraim Gardens can get more leaves in their gutters in autumn.

Useful tips for Oversland property owners
From years of surveys, a few habits stand out:
- Do not climb a ladder to look in the gutters
- Get trees that overhang the gutters trimmed
- Include valley, parapet and box gutters when clearing
- Look for green streaks or damp patches on walls
Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It’s sent to you by email once it’s done.
Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.
How it works
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes an hour or two at a typical home, or half a day or so for a commercial building. Older roofs in small places like Oversland can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Preparing for the visit
- Gather any invoices or paperwork from past roof work
- Jot down any questions you want answered
- Check we can get to the back of the property

Advice
Can I check my roof myself?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
