Roof leak investigation in South Street: what you get

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it’s safe to see it. Common reasons to book are leaks at a dormer or roof window and damp underlay across a wide area, across rooflights and dormers, lead flashings and valleys and parapet gutters.

In a village or hamlet like South Street, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

Useful tips for South Street property owners

A survey works best with a little help from you, before and after. Tips:

  • Stay off ladders and the roof
  • Check the loft is accessible
  • Check whether pipes or tanks run near the stain
  • Catch drips in a bucket and protect the floor

Once the work is done, hold on to the report. If water appears again, it shows what was found before.

Don’t block the vents at the eaves. Air movement keeps condensation down, and condensation is a common false alarm. Keep insulation clear of the eaves.

Roof by roof

Slate and tile slopes

A gap in the coverings exposes the underlay. Older felt may hold for a while, but it tears with age.

Lead flashings

Wherever a roof meets a wall or stack, a flashing keeps rain out. Lifted, split or slipped lead is a common cause, and for flashings that have been patched with bitumen.

South Street roofs and the weather

South Street is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Knowing the roof type helps narrow down where water may be getting in.

Anyone responsible for a site like Boughton-under-Blean and Dunkirk Primary School will know that a leak through a large roof is often found some distance from where the water shows inside. If you live in an older home near Church of St Peter and St Paul, lead flashings, valleys and old chimneys are typical places for water to get in. For landlords with property near Selling station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Your questions about roof leak investigations in South Street

Does a conservation area affect roof work in South Street?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do roofs near the sea, like those around South Street, take more of a battering?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

What will the report tell me?

Written findings with photos, explaining the condition of the leaking roof, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Do you cover South Street for roof leak investigations?

Yes. South Street is part of the area we cover.

Could my leak actually be condensation?

The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We look at the pattern, take moisture readings and tell you which is more likely.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

How the survey works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. For a village or hamlet like South Street, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Getting ready for the survey

  • Point out any leaks or damp patches
  • Have any paperwork from past roof work to hand
  • Leave a clear route to the loft

Advice

Checking the roof from the ground

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Landlords, agents and block managers in South Street

We also survey roofs for businesses and commercial landlords. Larger roofs take longer.

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the leaking roof, with photographs, which helps you plan work between tenancies.
