Roof leak investigations in Oversland

Different roofs, different checks

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. We check each one as far as we can safely see.

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Where conditions allow, moisture readings and thermal imaging help narrow it down.

Roof leak investigation in Oversland

Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Notes on when it leaks, and what the weather was doing, help us and so do photos. Even on a dry day, a leak usually leaves clues: stained timbers, tide marks and damp underlay. Moisture readings show where materials are still wet. We survey valleys and parapet gutters, the roof space and flat roof details, and the problems we are asked to look at most are water through the ceiling under a flat roof and leaks at a dormer or roof window.

Being in a small place like Oversland makes no difference to how a leak or storm damage is looked at: the journey and access are just planned beforehand. It’s useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

Honest limits

A survey is a careful look at the leaking roof, but it can’t do everything. Its limits include:

  • An intermittent leak that shows no trace on the day
  • Structural calculations (that’s a structural engineer’s job)
  • Water from pipes, tanks or heating systems

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. What our survey covers.

What we look at

  • Rooflights and dormers
  • Chimney stacks
  • Lead flashings
  • Slate and tile slopes
  • Valleys and parapet gutters
  • The roof space
  • Flat roof details

How it works

Once we’ve finished looking, we write up our findings in a report with photos. On timing, it usually takes about 1–2 hours, more where the leak is intermittent or the roof is large. Cottages and farmhouses around Oversland often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Before the survey

  • Note where any stains or damp appear
  • Leave a clear route to the loft
  • Find any records of previous roof work

Oversland roofs and the weather

Oversland is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The covering and its details give the first clues when tracing where water is coming from.

If your house is among the older ones in the streets near Church of St Peter and St Paul, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks. Homes near green spaces like Mount Ephraim Gardens can get more leaves in their gutters in autumn. Belmont House and Gardens, about 4.8 miles west, is one of the historic houses in the wider area around Oversland. Leaks in period homes nearby often come from lead work and valleys that have been patched before.

Oversland is about 4 miles south-east of Faversham, in Kent. From houses to flats and shops in Oversland, the roof can be surveyed. Oversland is one of the places in Kent we cover for roof leak investigations.

Common questions in Oversland

Is my home in Oversland listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do roofs near the sea, like those around Oversland, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

What will the report tell me?

Written findings with photographs, covering the condition of the leaking roof, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

How do you tell a leak from condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is often widespread and worst on cold days. The report explains which it looks like and what to do.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Does the investigation include the repair?

A leak investigation finds and reports the likely source. The repair is not part of it. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.

Why it is worth a survey now in Oversland

A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. Tracing it now lets you plan the work rather than react to it. Around Oversland, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
