Pre-purchase roof surveys near Bilting

Pre-purchase roof survey in Bilting

Book after your offer is accepted and before exchange. That’s when the findings are most useful, while you are not yet committed. We survey seven days a week, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey flat-roofed extensions and dormers, natural slate and gutters and downpipes, and the problems we’re asked to look at most are old water stains in the roof space and gutters choked with leaves and moss.

For a small place like Bilting, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

The survey, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Bilting can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed in advance.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Check we can get to the back of the property
  • Show us where any leaks or stains appear

FAQs for Bilting

Does a conservation area affect roof work in Bilting?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Bilting?

Yes, Bilting is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That gives you time to use the findings.

How experienced are you?

More than 5,000 surveys over 20+ years.

What if it rains on the day?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

How do I book a survey in Bilting?

Simply ring 07833 053749 or email us. We’ll ask a few questions, confirm the price and agree a date.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Pre-purchase roof surveys around Bilting

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

For landlords with property near Wye station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What a pre-purchase roof survey does not cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Anything beyond the roof, which a full home survey covers
  • Structural calculations (that is a structural engineer’s job)

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.

Roof types and parts we check

  • Lead flashings and valleys
  • Clay and concrete tiles
  • Chimney stacks
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • The roof space
  • Natural slate

For landlords and managing agents

Landlords, agents and building managers in Bilting and across Kent can book any of our surveys. To discuss a property or a block, call 07833 053749 or email us.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

Roof by roof

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it is in.

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.

Signs you need a pre-purchase roof survey in Bilting

Blocked or leaking gutters do damage that isn’t obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Valley and parapet gutters can overflow inside the house. They’re part of what we look at.

These are some of the problems a survey can pick up:

  • Slipped or missing slates and tiles
  • A ridge or slope that dips
  • Blistered or split felt on a flat roof
  • Chimney mortar that has eroded

For an older house near a landmark such as Church of St Lawrence, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What to check before booking

  • Will the report include photos?
  • How long they’ve been surveying roofs
  • Their report turnaround times
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
