What happens on the day
When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take between one and two hours at a house, including the airspace and weather checks before take-off. Around Shottenden, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- We start with the address and what you’d like checked.
- Airspace restrictions are checked and permission sought where needed.
- We assess the conditions and the take-off spot first.
- The drone photographs the roof closely, kept in sight throughout.
- The findings, photos and recommendations reach you by email.
Preparing for the visit
- Make sure the loft hatch can be reached
- Check we can get to the back of the property
- Make a note of anything you’d like us to look at

Advice
Drone roof survey in Shottenden: what you get
Drone roof survey starts from £400, including VAT. A drone inspection, where applicable, is also part of our Premium Survey, along with structural analysis, a same-day report and an in-person consultation. There’s a 12-month follow-up as well. We will tell you if a drone isn’t the right tool for your roof. Every drone survey comes with a written report and close-up photos. We survey chimney stacks, valleys and parapet gutters and flat roofs on upper floors, and people most often book us about lifted or split lead flashings and damage after a storm that can’t be seen from below.
In a village or hamlet like Shottenden, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first, and the journey is planned in advance. Steep slopes and tall chimney stacks are where a close-up view adds the most.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How we price drone roof surveys
Not every roof costs the same to survey, for these reasons:
- The roof’s overall size
- Height and safe access
- House, block, shop or office
- The number of roofs, including extensions and garages
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.
What to let us know when you contact us
Before you get in touch, it is useful to have:
- Where any leaks, stains or damp patches show inside
- Where the property is, with the postcode
- Pictures from the garden or a window, if you have them
- Whether there is a loft hatch, a shared roof or tricky access
To arrange a survey, ring 07833 053749 or email us with the address and what you’d like to know about the roof. We will confirm the price before booking.
Practical tips
There’s plenty you can do without going near the roof. What helps most:
- Shut pets inside while we fly
- Give us the full address so we can check the airspace
- Be ready to move the date if the weather turns
- Tell next door if the drone will be near their property
The Premium Survey report comes the same day. Drone photos are included where we could fly, alongside the other checks in the package.
Do not block the vents at the eaves. Poor airflow lets condensation build up, and it is something only an inside check will show. Check insulation doesn’t block the airflow.
Roof by roof
Chimney stacks
Our drone check of a chimney is visual, not a flue, gas or sweep inspection. If the flue needs a specialist, we will tell you.
Ridges and hips
Ridges may be bedded in mortar or mechanically fixed. Their condition is noted in the report.
Airspace, weather and Shottenden roofs
We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). In the open category, flights stay below 120 m (400 ft) and within sight. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.
With Belmont House and Gardens about 3.7 miles north-west, the area around Shottenden has a long history. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it. In and around Shottenden, as anywhere, a roof is easiest to deal with when its problems are found early.

Why get it checked now?
Close-up photos make conversations with roofers clearer. You can show exactly where the problem is, which helps when you ask for quotes. Around Shottenden, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

For landlords and managing agents
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.
Landlords and agents in Shottenden book surveys as well as homeowners. A photo-illustrated written report gives you a clear record of the roof.
Shottenden questions
Is my home in Shottenden listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Can you fly a drone over a roof in Shottenden?
That depends on where the roof is and on the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Strong wind or a downpour also stops a small drone flying.
Is Shottenden in your area?
Yes. Shottenden is part of the area we cover, and the service is the same as everywhere else we work.
When does the report arrive?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
How do I arrange a drone roof survey in Shottenden?
To book, phone 07833 053749 or email us and let us know the address and what you’d like to know. We’ll confirm the price and find a day that suits.
Do I need to be at home?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
What does the report include?
A written report with photos, explaining the condition of the roof, any defects and our recommendations, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
