New roof snagging for Greenhill homes and businesses

Before and after the survey

You don’t need to be a roofer to help. Here’s what helps most:

  • Diary the defects period end date
  • Book snagging before the final payment
  • Look for new stains after a downpour
  • Keep warranty papers safe

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. That is worth bearing in mind if a payment date is close.

Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.

How new roof snagging works in Greenhill

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. We look for snags, faults and anything left unfinished on the roof and around the property. You get a photo-illustrated written report that you can pass to your roofer. We are independent of the roofer who did the job. Common reasons to book are gutters blocked by building debris and untidy or loose verge details, across new-build homes, ridges and verges and new flat roofs.

Houses in smaller places like Greenhill can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you’re buying or signing off new work, those edges deserve a proper look. On an exposed roof, a loose ridge or verge soon becomes a bigger job.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

The survey, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes an hour or two for a typical new house roof, longer where the roof is large or complicated. A visit to Greenhill is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. We start by finding out what was replaced and what worries you.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. The roof space is checked where safe, along with any mess or damage left after the work.
  5. You get a photo report listing the snags we found.

Questions from Greenhill

Does a conservation area affect roof work in Greenhill?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Does being near the coast affect roofs in Greenhill?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

When should I book new roof snagging?

As soon as the work is finished, and before the final payment if you can. That gives time for any snags to be put right.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we will explain what’s needed.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Surveys for landlords and agents in Greenhill

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

What affects the price in Greenhill

Our packages start from £150, including VAT. The price for your roof depends on:

  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see
  • The package you choose: Basic, Standard or Premium

Every price we give includes VAT. New roof snagging starts from £150, including VAT. We confirm the exact price before booking.

What to tell us when you contact us

These details help when you get in touch:

  • Anything about access we should know
  • Photos of the roof, taken safely from the ground or a window
  • Where water is showing inside, if it is
  • What made you get in touch

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or email us to find out.

What happens if roof problems are left?

Defects and warranty periods have an end date. Checking the roof before it ends gives you time to raise anything we find. On a bungalow or cottage around Greenhill, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

Greenhill homes and their roofs

Greenhill is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a close look whether you are buying or signing off new work. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If your home is one of the older ones in the streets near St Peter, older patch repairs can hide behind a tidy front slope, and the survey looks past them. For landlords with property near Herne Bay station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Greenhill is about 1 mile south-west of Herne Bay, in Kent. Houses, flats, blocks and commercial buildings in Greenhill can all book new roof snagging. Across Kent, we cover Greenhill and the places around it. Canterbury is in our area too.
