Roof surveys in DA3

Our roof survey service in DA3

A roof survey tells you what condition your roof is in, before small faults become big ones. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. You get a photo-illustrated written report and recommendations. Where it helps, we say which items are urgent and which can wait. Typical surveys look at crumbling chimney pointing or cracked flaunching and lifted, split or missing lead flashings, on flat roofs, the roof space and natural slate.

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours for a house, and longer for a large or complex roof.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Landmarks near Hartley

Around Hartley, our work takes us to homes and buildings near Longfield Academy, Railway Tavern and Church of Saint Mary, among other places. Nearby too are Hartley Primary Academy (within half a mile south-west) and Rectory Meadow (0.5 miles north-west). The nearest railway station is Longfield station, about 0.8 miles north-west of the centre. Well-known places in the area include Darent Valley Hospital (4 miles north-west) and Stone Castle (4.1 miles north). The countryside around Hartley includes Sawyers Lake.

Roofs, chimneys and gutters across DA3

Across DA3, plenty of older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.

Across London and South East England, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. That variety shapes every survey in DA3. Coastal towns and villages in DA3 see more salt and wind than places inland. After a storm, the seaward side of a roof is the place to look first.

Hartley: Landlords with a home close to Longfield station may find that the gap between tenancies is a good time to have the roof looked at. Shop and office owners around Bluewater may find that a roof report helps plan work around trading rather than after a leak.

How we price roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Whether thermal imaging or a drone is needed
  • The height of the building and how the roof can be seen safely
  • The shape of the roof and its details
  • Extra roofs, like extensions, dormers or garages

Every price we give includes VAT. Roof survey starts from £150, including VAT. We confirm the exact price before booking.

Booking your survey

Getting the details right at the start saves time. Please include:

  • The address and postcode of the property
  • The style of property, from a terrace to a block
  • Anything about access we should know
  • Your timetable, like an exchange date

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To get started, call 07833 053749 or email us.

Roof by roof

Clay plain and peg tiles

Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip.

Flat roof coverings

A felt roof frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • Confirmation of asbestos in soffits or cement sheets
  • Structural calculations (that is a structural engineer’s job)
  • Defects hidden under coverings or inside walls without opening up

Why roofs fail

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

Problems we come across often include:

  • Torn or sagging underlay
  • Blocked, sagging or leaking gutters
  • Leaning or weathered chimney stacks
  • Loose ridge or hip tiles

Checking the roof from ground level

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Questions from DA3

How much does a roof survey cost in DA3?

Roof survey starts from £150, including VAT. We confirm the exact price before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or email us.

How do I book a survey in DA3?

Just call 07833 053749 or send us an email with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it as you book and we’ll plan the survey around it.

Does someone need to be in?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Is DA3 in your area?

Yes, we do. DA3 is part of the area we cover.
