Our roof survey service in DA4
The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. Common reasons to book are standing water on a flat roof and debris building up in roof valleys, on clay and concrete tiles, natural slate and lead flashings.
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from each safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.

Roof surveys across DA4: local notes
Owners across DA4, from Sutton at Hone, South Darenth and Farningham to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.
Autumn and winter storms across the South East find any loose slate, tile or ridge. In DA4, as elsewhere, exposed details are where damage shows first.
Sutton at Hone: Anyone responsible for a site like Sutton-At-Hone Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Church of St John the Baptist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
How the survey changes by roof type
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly.
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.
Surveys for landlords and agents in DA4
Landlords, agents and building managers in DA4 and across Kent can book any of our surveys. For a price for a let property or a block, call 07833 053749 or use the contact form.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Why roofs fail
A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.
A survey can pick up problems like:
- Leaning or weathered chimney stacks
- Blocked, sagging or leaking gutters
- Cracked mortar along the ridge
- Valley linings that have cracked or split
Leave it or get it looked at?
Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry.
What to check before booking
- How long the report takes to arrive
- Which limits apply to the survey
- Whether VAT is added on top
- Their track record with similar roofs
What a survey does not cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A promise that the roof will not leak in future
- A structural engineer’s report
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
DA4 questions
Do you look in the roof space?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.
How many surveys have you done?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to.
What’s covered in a roof inspection?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there’s safe access. The report includes photos and recommendations.
Does the weather affect the survey?
Light rain doesn’t typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.
