Storm damage roof reports for Sutton at Hone homes and businesses

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect between one and two hours for most homes, depending on how much of the roof was hit. Somewhere like Sutton at Hone needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there is access, for water damage.
  3. We view the roof from safe positions.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photographs.

Before the survey

  • Clear the way to the loft hatch
  • Point out any leaks or damp patches
  • Let us know where we can park nearby

Storm damage roof report in Sutton at Hone: what you get

When a storm has damaged your roof, a written record can help you explain it to your insurer. We photograph the damage, describe it and note whether it fits storm damage, older wear or both. We aren’t loss adjusters, and we can’t say whether a claim will be paid. What you get is an independent view of the roof’s condition. We survey gutters and fascias, flashings and slate and tile slopes, and the problems we’re asked to look at most are gutters pulled loose in the wind and damaged pots on the stack.

Roofs in small places like Sutton at Hone frequently stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

Honest limits

Before you book, it is worth knowing what a survey won’t do:

  • The outcome of a claim
  • The work of a loss adjuster appointed by your insurer
  • A price for the repairs

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What a survey covers and does not.

What we check

  • Flashings
  • Flat roofs
  • Gutters and fascias
  • Ridges and hips
  • Slate and tile slopes
  • Chimney stacks

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Record any water damage in rooms and the loft
  • Write down when the storm hit and when you noticed damage
  • Keep receipts for any emergency work
  • Check your policy for how to report damage

If a claim is declined and you disagree, the first step is a complaint to the insurer. If that doesn’t resolve it, the Financial Ombudsman Service may be able to help.

Clear gutters and outlets before the stormy months. Overflowing gutters can make storm damage worse.

What we look for on each type of roof

Ridge and hip tiles

Water can get in where ridge tiles have moved. Each one is recorded with photos.

Clay and concrete tiles

Older tiles held only by nibs, without nails or clips, can lift more easily. We note what we can see of how tiles are fixed.

Leaks and storm damage in Sutton at Hone

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the roof type helps narrow down where water may be getting in. With Lullingstone Castle about 3.9 miles south-west, Sutton at Hone sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you let a flat or house near Farningham Road station, tracing a leak quickly matters when a tenant is living with it. If you live in an older home near Church of St John the Baptist, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Living close to Darenth Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Sutton at Hone is about 2 miles south of Dartford, in Kent. Whether the building in Sutton at Hone is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Our area takes in places right across Kent, from the larger towns to small villages. London is in our area too.

Surveys in DA4 are booked the same way as anywhere else. Whether your property is on Balmoral Road, Dairy Close and Main Road or a nearby road, we can help. Within a short drive, we also cover Sevenoaks (9 miles south), Gravesend (6 miles east), Tonbridge (15 miles south), Northfleet (5 miles east), Swanley (3 miles west) and Kings Hill (12 miles south-east).

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Common questions in Sutton at Hone

Is my home in Sutton at Hone listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Sutton at Hone within the area you cover?

Yes. Sutton at Hone is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

What wind speed counts as a storm?

Each policy has its own definition. About 55 mph is a common figure in many policies, but check your own wording.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Can I check the roof after a storm?

Stay off the roof. Photograph the damage from below or from a window. Note the date and time, and photograph any damage inside.
