How a storm damage roof report works in St Margarets

Most policies do not cover wear and tear. That makes the difference between storm damage and old wear important. We note signs of each: fresh breaks and recently moved slates or tiles, and older problems such as corroded nails or worn mortar. We give an honest view of what we see. Your insurer then decides how its policy applies. If you are worried about gaps where slates or tiles have gone and damaged flat roof membrane, we can find out what’s behind it, on flashings, slate and tile slopes and gutters and fascias alike.

In a village or hamlet like St Margarets, older cottages and farmhouses frequently have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. We look at everything that’s safely in view and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

What you get is a clear record of the roof on the day we saw it. It is useful right away, and a good reference for later.

What affects the cost of storm damage roof reports

All our prices include VAT. What changes the price is:

  • The roof’s overall size
  • Whether thermal imaging or a drone is needed
  • Features like valleys, chimneys, dormers and parapets
  • Extensions, dormers and garages with roofs of their own

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.

Getting in touch

Before you get in touch, it helps to have:

  • Any marks or damp showing indoors
  • Your postcode, so we can check access and travel
  • What kind of property and roof it is
  • The reason for the survey, such as buying, a leak or storm damage

Photos help, if you have them. Pictures from the ground or a window are fine. To get started, phone 07833 053749 or use the contact form.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

How the survey works

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take about one to two hours at a house, and longer if the damage is spread across a large roof. Cottages and farmhouses around St Margarets often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First we go through when the storm hit and what you’ve noticed.
  2. We look at the roof from wherever it’s safe.
  3. We record and photograph the damage.
  4. We note the likely cause and any signs of older wear.
  5. You get a written report to pass to your insurer.

Before we arrive

  • Jot down any questions you want answered
  • Unlock side gates and any roof access doors
  • If it isn’t your property yet, arrange access through the agent

St Margarets roofs and the weather

The wider area around St Margarets has a long history of building, with Lullingstone Castle about 4.5 miles south-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these roof types has its own typical places for water to get in.

The streets around a church like Church of St Margaret of Antioch are often among the oldest in a place, and if your house is among the older ones nearby, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. If you run a business near Bluewater, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. Anyone responsible for a site like Greenlands Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Your questions about storm damage roof reports in St Margarets

Does a conservation area affect roof work in St Margarets?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What wind speed counts as a storm?

There’s no single figure. Many use gusts of about 55 mph, but each policy sets its own definition. Check your policy wording.

What if my insurer declines the claim?

Raise it with your insurer first. If it isn’t resolved, the Financial Ombudsman Service may be able to help. The Ombudsman looks at whether there were storm conditions, whether the damage fits a storm and whether the storm was the main cause.

Before and after the survey

There is plenty you can do without going near the roof. Here’s what helps most:

  • Note the date and time you first saw the damage
  • Keep fallen slates or tiles as evidence if safe
  • Keep receipts for any emergency work
  • Tell your insurer about the damage promptly

You get the report by email and pass it to your insurer yourself. It’s your record to use.

After a storm, look at the roof from the street or garden. With binoculars, you can often spot problems without climbing. Don’t go up a ladder to look.
