Independent roof surveys in St Margarets

Roof survey in St Margarets

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. If you’re worried about cracked or blistered flat roof coverings and blocked, sagging or leaking gutters, we can find out what’s behind it.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

When you need someone else

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • A promise that the roof will not leak in future
  • Defects hidden under coverings or inside walls without opening up
  • Whether the roof structure meets design loads

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

What we look at

  • Clay and concrete tiles
  • Natural slate
  • The roof space
  • Lead flashings
  • Flat roofs
  • Ridges, hips and valleys
  • Chimney stacks

St Margarets: your questions answered

Will you come out to St Margarets?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

How do I find out if my home in St Margarets is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.

Do you inspect the roof from on top?

Only when it is safe. We also use views from the ground, windows and the loft space.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

What’s the best way to book?

Just phone 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How we price roof surveys

A few things affect what a survey costs:

  • The size of the roof
  • The package you choose: Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details
  • Any need for thermal images or a drone flight

Prices quoted always include VAT, and the report is not charged as an extra. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Booking your survey

Before you get in touch, it helps to have:

  • Pictures of the roof from a safe spot, if you have them
  • Dates you’re working to, such as exchange
  • Where the property is, with the postcode
  • Why you want a survey: buying, a leak, a storm or new work

To book a survey, ring 07833 053749 or send us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Move stored items away from the loft hatch
  • Check the roof from the ground after storms
  • Ask about a flat roof on an extension or garage too
  • Keep the report with your property records

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It is a chance to ask questions about anything in the report.

Do not block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Check insulation doesn’t block the airflow at the eaves.

DIY checks: what’s safe

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Why it’s worth a survey now in St Margarets

Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. Around St Margarets, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.

Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.

Roof surveys around St Margarets

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first. Lullingstone Castle, about 4.5 miles south-west, is one of the historic houses in the wider area around St Margarets. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you live near a park like Darenth Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If you own a rental within reach of Farningham Road station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near Church of St Margaret of Antioch, its roof may have old fixings, lead flashings and chimneys that need a closer look.

How it works

After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, most surveys take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around St Margarets, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • Dig out any old roof reports or invoices
  • Have keys ready for side gates, garages or roof access doors
  • Keep pets out of the way during the survey
