Roof surveys for Ash homes and businesses

Landlord and commercial surveys in Ash

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

How a roof survey works in Ash

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. If you’ve noticed cracked or blistered flat roof coverings and cracked mortar along the ridge, a survey will tell you what’s going on, on the roof space, lead flashings and ridges, hips and valleys alike.

Somewhere as small as Ash, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible.

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Gather any paperwork for past roof work
  • Hold on to the report for future surveys
  • Include dormers, porches and garages as you book
  • Look for debris in the garden after high winds

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.

Don’t block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

What affects the price in Ash

Our packages start from £150, including VAT. The price for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • Extensions, dormers and garages with roofs of their own
  • Basic, Standard or Premium
  • Any need for thermal images or a drone flight

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Booking your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:

  • The style of property, from a terrace to a block
  • Dates you are working to, such as exchange
  • How the loft is reached, if there is one
  • What’s prompted the survey

You can call us seven days a week. To book or ask a question, call 07833 053749 or email us.

Your questions about roof surveys in Ash

Will you come out to Ash?

Yes, Ash is on our map. Villages and rural addresses get the same survey as a town house.

I let a flat near Longfield station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need, and we will talk through which survey suits.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, like serious sagging, we’ll say so. Our survey is not a structural engineer’s report.

What do you check on a roof survey?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there’s safe access. The report includes photos and recommendations.

Can you survey in bad weather?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

How the survey changes by roof type

Flat roof coverings

Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.

Natural slate

Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.

Roof surveys around Ash

The wider area around Ash has a long history of building, with Lullingstone Castle about 4.2 miles west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own a rental within reach of Longfield station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Anyone responsible for a site like New Ash Green Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for a house, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. Somewhere as small as Ash, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point, inside and out.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before the survey

Signs you need a roof survey in Ash

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

People usually book a survey when they’ve noticed something like this:

  • Blocked, sagging or leaking gutters
  • Condensation or damp timbers in the loft
  • Cracked or blistered flat roof coverings
  • Worn lead at chimneys and abutments

If you live in an older home near Parish Church of Saint Peter and Saint Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
