Stansted Roof Survey
Know where you stand with the roof before you decide what to do next. We carry out roof surveys in Stansted.
- Water stains on rafters and ceiling joists
- Worn or blocked valleys
- Crumbling chimney pointing or cracked flaunching
About our roof survey in Stansted
The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. We survey ridges, hips and valleys, lead flashings and chimney stacks, and the problems we are asked to look at most are debris building up in roof valleys and torn or sagging underlay.
Somewhere as small as Stansted, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.
If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Stansted questions
I let a flat near Borough Green & Wrotham station. Can you check the roof?
Yes, rented property is part of what we cover. Just phone 07833 053749 or drop us an email and let us know about the building.
Do you cover smaller places like Stansted?
Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you survey roofs on blocks of flats?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
How do I book a survey in Stansted?
Just call 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Does the weather affect the survey?
A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.
What do you check on a roof survey?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
Prices for roof surveys in Stansted
When we price a survey, we consider:
- How tall the building is and how easy the roof is to see
- Commercial roofs and larger buildings
- Any need for thermal images or a drone flight
- Chimneys, valleys, parapets and other details
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
What we need to know
Getting the details right at the start saves time. It is useful to include:
- Anything about access we should know
- Where any leaks, stains or damp patches show inside
- Any photos you have, taken from ground level or a window
- Why you want a survey: buying, a leak, a storm or new work
Our phone lines are open seven days a week. For a price or to book, ring 07833 053749 or drop us an email.
Checking the roof from ground level
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
Stansted homes and their roofs
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. With Lullingstone Castle about 4.7 miles west, Stansted sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
Trees in and around Trosley Country Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. The streets around a church such as Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Borough Green & Wrotham station, a dated record of the roof is useful when planning maintenance across a let.

Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.
Clay plain and peg tiles
Where tiles hang on walls or dormers, we look at them too. Loose or missing tiles there let rain into the wall.
When you need someone else
Some things can’t be seen without opening up the roof, so a survey has limits:
- An exact number of years the roof has left
- A full building survey of the property
- Faults hidden behind ceilings or boarding
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and doesn’t.

How the survey works
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take between one and two hours for most homes, depending on how many separate roofs there are. Somewhere like Stansted needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Getting ready for the survey
- If it isn’t your property yet, arrange access through the agent
- Have any questions written down, so nothing gets missed
- Point out any leaks or damp patches
