Drone roof surveys around Stansted

With Lullingstone Castle about 4.7 miles west, Stansted sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

If you look after a building such as Wrotham School, a view from above covers a wide roof far faster than walking it. If you live in an older home near Church of St Mary, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Stansted is about 6 miles north-east of Sevenoaks, in Kent. Whether the building in Stansted is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. We cover towns and villages across Kent. For surveys nearby, see our Maidstone page.

All of TN15 is within our area for drone roof surveys. That includes homes and businesses on Parsons Lane, Plaxdale Green Road and Hatham Green Lane and the roads around them. If you are just outside Stansted, we cover Ash (2 miles north), West Kingsdown (2 miles north-west), West Yoke (2 miles north), Knatts Valley (2 miles west) and Fawkham Green (2 miles north). Within a short drive, we also cover Maidstone (11 miles south-east), Dartford (8 miles north-west), Sevenoaks (6 miles south-west), Royal Tunbridge Wells (14 miles south), Gravesend (7 miles north-east) and Tonbridge (9 miles south).

Drone roof survey in Stansted

We fly a sub-250g drone, and we’re a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and well below the 120-metre height limit. Each flight is planned with the site and its surroundings in mind. Before every flight, we check the airspace and the weather. Safety comes first on every visit. Common reasons to book are flat roofs on upper floors that hold water and moss building up on slopes and in gutters, across chimney stacks, flat roofs on upper floors and tall and steep roofs.

Some older homes in villages like Stansted are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

Why get it checked now?

Faults on high roofs tend to be found late. By then, timbers, ceilings and insulation may be wet. A drone survey finds them sooner. Older and listed buildings around Stansted may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We can help you choose the package that fits what you want to find out.

What we do, step by step

We will ask a few questions first, like when any problem began and what work has been done before. The inspection then takes about one to two hours at a house, including the airspace and weather checks before take-off. Rural addresses near Stansted can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Any flight restriction at the address is looked at, with permission requested if required.
  3. On the day, we check the wind, weather and site before flying.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. You receive a written report with the photos and our recommendations.

How to prepare

  • For flats, check roof access has been agreed
  • If it is not your property yet, arrange access through the agent
  • Have keys ready for side gates, garages or roof access doors

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Roofs and gardens beyond the one we are surveying
  • Anything inside the loft or under the coverings
  • Flying in a flight restriction zone without the airport’s permission

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before you book. What a survey covers and does not.

What this survey covers

  • Large and complex roofs
  • Valleys and parapet gutters
  • Flat roofs on upper floors
  • Tall and steep roofs
  • Fragile roofs
  • Chimney stacks

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Move stored items away from the hatch
  • Mention anything you’ve noticed on the roof
  • Shut pets inside while we fly
  • Make sure there’s room outside for the drone to take off

There’s a follow-up after 12 months with the Premium Survey. It shows whether anything has moved or worn since the first visit, and whether work has done its job.

Keep the loft space ventilated. Condensation in the loft can damage timbers and insulation. Make sure insulation does not block the airflow.

Your questions about drone roof surveys in Stansted

Will you come out to Stansted?

Yes. Stansted is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Does a conservation area affect roof work in Stansted?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does the report include photos?

Yes. Photographs are part of every report, so you can see each point for yourself.

How do I book a survey in Stansted?

It’s easiest to ring 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we will recommend the right survey. We survey seven days a week.

What if my home is near an airport?

Flight restriction zones around protected airports need permission from the airport or air traffic control before any flight. We check your address and ask for permission where it’s required. If it isn’t given, we inspect by other means.

Will you photograph next door’s garden?

We take care around neighbouring homes. The camera is pointed at your roof, not next door. It is worth telling neighbours about the flight.

Will you go up on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book and it will help the survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What affects the cost of drone roof surveys

To price your survey, we check:

  • The type of building, from a house to a block or an office
  • The height of the building and how the roof can safely be seen
  • Extensions, dormers and garages with roofs of their own
  • Chimneys, valleys, parapets and other details

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

What we need to know

Getting the details right at the start saves time. It is useful to include:

  • Photos of the roof, taken safely from the ground or a window
  • Whether there is a loft hatch, a shared roof or tricky access
  • Your timetable, such as an exchange date
  • Where the property is, with the postcode

We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, phone 07833 053749 or send us an email with the address and the days you’d prefer.
