Thermal roof surveys in Stansted

Different roofs, different checks

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. We use the camera and moisture readings to help follow it.

GRP fibreglass roofs

Water under a GRP roof can reach the timber deck. The camera can help show where to look.

Thermal roof survey in Stansted: what you get

We present each thermal image next to a normal photo of the same area, so it’s easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. If you’ve noticed patches of heat loss across the roof and thin or uneven insulation in the roof, a survey will tell you what’s going on.

Older buildings in small places like Stansted may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

The survey, step by step

Once we have finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, it normally takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Stansted can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Advice

Flying and imaging in Stansted

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. Historic houses like Lullingstone Castle, about 4.7 miles west, show how far back building in the area around Stansted goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building like Wrotham School, big roofs are where photos from the air and thermal images show the most at once.

FAQs for Stansted

How do I find out if my home in Stansted is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Stansted in the area you cover?

Yes, Stansted is within the area we cover. We work right across London and the South East. You can call 07833 053749 or use the contact form with the address and a few details, and we will talk through which survey suits.

How long does the survey take?

Most surveys take about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. We’ll confirm the timing as you book.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

How experienced are you?

More than 5,000 surveys over 20+ years.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

What we’re asked to look at in Stansted

Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where applicable and a same-day report, which suits a purchase that’s moving quickly.

It’s worth booking a survey if you’ve seen:

  • Damp where roofs meet walls and chimneys
  • Water that travels before it shows
  • Stains that keep coming back
  • Cold areas below the roof

For an older house near a landmark like Church of St Mary, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Questions to ask before booking

  • What’s outside the scope of the survey
  • What happens after the report arrives
  • Their drone registration, if they fly one
  • How long they’ve been surveying roofs

What’s in a roof survey

What a survey costs

All our prices include VAT. What changes the price is:

  • Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets
  • The roof’s overall size
  • The number of roofs, including extensions and garages

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Helping us price your survey

If you can, have these to hand when you contact us:

  • The reason for the survey, such as buying, a leak or storm damage
  • Any marks or damp showing indoors
  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, such as an exchange date

Booking is simple: just phone 07833 053749 or drop us an email, let us know about the property and we’ll recommend the right survey. We confirm the price before anything is booked.

Why act early in Stansted

Repeated repairs that do not stop a leak are a sign the source hasn’t been traced. Combining the camera with moisture readings can help find it, rather than more guesswork. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £400, including VAT.
