Chimney survey in Stansted: what you get
Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. Common reasons to book are bricks with flaking faces and loose, cracked or missing pots, across shared and party-wall stacks, flaunching and chimney pots and cowls.
Older buildings in small places like Stansted may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
After the visit, you get a report with photographs, emailed to you. It explains the condition of the chimney stack, the defects we found and what we recommend.

FAQs for Stansted
Can a landlord with a rental near Borough Green & Wrotham station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.
How do I find out if my home in Stansted is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Should a redundant chimney be removed?
A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. We check how it is capped and its condition, so you can plan what to do with it.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
Do you use drones?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
What a survey costs
Not every roof costs the same to survey, for these reasons:
- Any need for thermal images or a drone flight
- Building height and the viewpoints available
- Roof area
- Features like valleys, chimneys, dormers and parapets
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.
What to let us know when you contact us
We will typically ask about:
- Your timetable, such as an exchange date
- Why you want a survey: buying, a leak, a storm or new work
- Whether there is a loft hatch, a shared roof or tricky access
- Photos of the roof, taken safely from the ground or a window
Unsure which package suits your roof? The easiest way is to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
What we cannot see
Some things can’t be seen without opening up the roof, and that sets some limits:
- Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
- Whether a stack needs rebuilding on structural grounds
- Whether the flue is safe to use
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.
What this survey covers
- Shared and party-wall stacks
- Lead flashings
- Chimney pots and cowls
- Brick chimney stacks
- Flaunching
- Chimney breasts
When to book a survey in Stansted
Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.
People typically book a survey when they’ve noticed something like this:
- Lifted or split lead flashings
- Flaunching that has broken away
- Spalled or crumbling bricks
- Eroded joints in the brickwork
Take a building like Wrotham School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Questions to ask before you book
- What insurance they carry
- Whether VAT is added on top
- What the report includes, and whether it has photographs
- Their track record with similar roofs

Roofs, chimneys and gutters in Stansted
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Lullingstone Castle, about 4.7 miles west, is one of the historic houses in the wider area around Stansted. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If you own one of the older houses in the streets near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Borough Green & Wrotham station, the gap between tenancies is a good time to have the roof looked at.

Why get it checked now?
A small amount of repointing or new flaunching is typically a modest job. Leave it, and frost can work the stack loose, and the work grows. Older cottages and farmhouses around Stansted can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

The survey, step by step
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey usually takes about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. In a small place like Stansted, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You tell us how many stacks there are and any damp or problems you’ve noticed.
- The stacks are looked at from ground level, from windows and from other safe vantage points.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
- The findings are written up with photographs and recommendations and emailed to you.
Before the survey
- Leave side gates unlocked
- Leave a clear route to the loft
- Keep pets in another room

Different roofs, different checks
Flaunching
Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.
Chimney pots and cowls
Damaged pots are a safety concern as well as a leak risk. We photograph each pot and note any damage.
