Chimney surveys for Ash homes and businesses

Chimney surveys for homes and businesses in Ash

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you’ve noticed damp on a chimney breast inside and unused flues sealed without airflow, a survey will tell you what’s going on, on shared and party-wall stacks, chimney pots and cowls and brick chimney stacks alike.

In a small place like Ash, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we cannot see

To be straight with you, there are limits to any roof survey:

  • Areas we can’t view from safe positions
  • The inside of the flue, which needs a sweep or flue specialist
  • Whether a stack needs rebuilding on structural grounds

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

Roofs, chimneys and gutters in Ash

With Lullingstone Castle about 4.2 miles west, Ash sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Anyone responsible for a site like New Ash Green Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If your house is among the older ones in the streets near Parish Church of Saint Peter and Saint Paul, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Longfield station, the gap between tenancies is a good time to have the roof looked at.

Ash is about 6 miles south-west of Northfleet, in Kent. From houses to flats and shops in Ash, we can survey the roof. We cover towns and villages across Kent, large and small. We also survey roofs in Maidstone.

We survey roofs across the TN15 and DA3 postcode area for chimney surveys and the streets around it. Whether your property is on Ash Road, The Street and Billet Hill or anywhere close by, we can survey it. We also cover the places around Ash: West Yoke (1 mile north), Fawkham Green (1 mile north-west), Speed Gate (1 mile north-west), Stansted (2 miles south) and West Kingsdown (2 miles south-west). Further out, we also cover Maidstone (12 miles south-east), Dartford (7 miles north-west), Sevenoaks (7 miles south-west), Royal Tunbridge Wells (15 miles south), Gravesend (6 miles north-east) and Tonbridge (11 miles south).

Tips from our surveys

These tips come from what we see on roofs every week:

  • Check that disused chimneys can still breathe
  • Have brackets on the chimney checked
  • Don’t use a ladder to reach the stack yourself
  • Photograph damp patches with the date

With a shared stack, the report can help when talking to next door. The photos show the problem and which side it’s on, as far as we could see.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

Your questions about chimney surveys in Ash

Do you cover smaller places like Ash?

Yes, Ash is on our map. A small place gets exactly the same survey as a big one.

How do I find out if my home in Ash is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do I need to be at home?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

What do you check on a chimney?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos.

Can you find out why my chimney breast is damp?

Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping and records the likely cause.

Will you check the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, like damp timbers, staining or daylight.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Why it’s worth a survey now in Ash

Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a roofer. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

How it works

The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about 1–2 hours for most homes, a little longer where there are several stacks. In a hamlet or village like Ash, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. You get a photo-illustrated written report and our recommendations.

What affects the cost of chimney surveys

All our prices include VAT. What changes the price is:

  • How big the roof is
  • Building height and the viewpoints available
  • Whether it’s a home or a commercial building
  • How complicated the roof is, with its valleys, chimneys and parapets

Chimney survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

What to tell us when you contact us

You do not need to know any roofing terms. It’s enough to tell us:

  • Where water is showing inside, if it is
  • Any deadline, such as an exchange date
  • Anything about access we should know
  • What’s prompted the survey

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To get started, ring 07833 053749 or email us.
