Useful tips for Fawkham Green property owners

A survey works best with a little help from you, before and after. Tips:

  • Do not use a ladder to reach the stack yourself
  • Check fixings on the stack are secure
  • Check your stacks from the ground after strong winds
  • Have the flue swept and checked if you use the fire

You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo so anyone reading it can see what we saw.

Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.

About our chimney survey in Fawkham Green

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the roof space where it’s safe. A drone inspection is part of our Premium Survey where applicable. Where part of a stack can’t be seen, the report says so. Every defect we find is photographed and described in plain words. We are frequently asked to look into damp patches on chimney breasts and signs that a stack is leaning, across brick chimney stacks, shared and party-wall stacks and chimney breasts.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

FAQs for Fawkham Green

Do you cover smaller places like Fawkham Green?

Yes. Fawkham Green is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Longfield station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

What should I do with a chimney I do not use?

It depends on its condition and your plans. We record how the stack is doing and whether it is capped with ventilation. In a conservation area or on a listed building, changes may need consent.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. We look at the parts we are given access to.

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

What does a roof survey cost?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Can you give me structural calculations?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Common roof problems in Fawkham Green

Stacks that were used for open fires for many years can weaken from the inside. Mortar can deteriorate unevenly from flue gases and moisture, which is one reason stacks start to lean.

Typical things we are asked to look at include:

  • Eroded joints in the brickwork
  • Gaps where the stack meets the roof
  • Spalled or crumbling bricks
  • Staining on walls around the chimney

If you live in an older home near Parish Church of Saint Peter and Saint Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • Is VAT included in the price?
  • Whether any drone flown is registered with the CAA
  • Will the report include photos?
  • Whether the inside of the roof is included

What to expect from a roof survey

How the survey changes by roof type

Chimney pots and cowls

A loose or cracked pot can fall from height. We photograph each pot and note any damage.

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. We record what we see with photographs.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

Landlords, agents and building managers in Fawkham Green and across Kent can book any of our surveys. To discuss a property or a block, ring 07833 053749 or drop us an email.

What a chimney survey does not cover

A survey is a proper look at the chimney stack, but it cannot do everything. The main limits are:

  • A structural engineer’s assessment
  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
  • Hidden damage within the stack

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

  • Shared and party-wall stacks

The survey, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes about one to two hours at most homes, and about three to four hours for a commercial roof. For a village or hamlet like Fawkham Green, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photos and recommendations, is emailed to you.

Preparing for the visit

  • Clear the way to the loft hatch
  • Let us know about any leaks, stains or damp patches you know of
  • For a flat or shared roof, check access with the building owner or managing agent

Advice

Local roofs in Fawkham Green

Historic houses such as Lullingstone Castle, about 3.6 miles west, show how far back building in the area around Fawkham Green goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For landlords with property near Longfield station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings such as New Ash Green Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
