Gutter survey in Fawkham Green

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We survey downpipes, parapet and box gutters and outlets and hoppers, and people most frequently book us about gutters full of debris and silt and choked outlets or hopper heads.

Some older homes in villages like Fawkham Green are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What you can safely check yourself

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What this survey can’t tell you

A survey is a careful look at the gutter, but it can’t do everything. The main limits are:

  • What’s behind fascias and inside walls
  • Gutters out of sight from each safe vantage point
  • The inside of a downpipe along its whole length

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What we look at

  • Downpipes
  • Valley gutters
  • Eaves gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Parapet and box gutters

The survey, step by step

Every roof is different; as a rough guide, the survey takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. You are welcome to ask questions while we’re there. Older roofs in small places like Fawkham Green can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • Move anything stored under the loft hatch
  • Keep pets in another room

Advice

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Get the gutters cleaned out every year
  • Do not climb a ladder to look in the gutters
  • Watch the gutters during heavy rain
  • Look for green streaks or damp patches on walls

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it doesn’t, raise it with whoever did the job.

Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.

Gutter surveys in Fawkham Green: local notes

Lullingstone Castle, about 3.6 miles west, is one of the historic houses in the wider area around Fawkham Green. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If your house is among the older ones in the streets near Parish Church of Saint Peter and Saint Paul, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Longfield station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like New Ash Green Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
