Fawkham Green: your questions answered

Is Fawkham Green within the area you cover?

Yes, Fawkham Green is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you carry out roof surveys in Fawkham Green?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when you book.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that is where a roof survey helps. It isn’t a replacement for a RICS survey.

Will you fly a drone over my roof?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

About our pre-purchase roof survey in Fawkham Green

With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We can’t say how a seller will respond, but you’ll be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. If you’ve noticed gutters that overflow or drip at the joints and cracked flaunching or crumbling chimney pointing, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Fawkham Green are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Find out whether the roof has been replaced or patched
  • For a flat, check who is responsible for the roof
  • Do not leave it until just before exchange
  • Notice patches of new decoration in top-floor rooms

It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions, especially where we’ve found patch repairs.

After strong winds, look at the roof from ground level. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

How the survey changes by roof type

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it is a target for thieves.

Natural slate

Slate is common on Victorian and Edwardian houses. We check for slipped, cracked and missing slates, and for clips or tingles that show past repairs.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

How it works

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take an hour or two on an ordinary house, and longer for a large or complex roof. Cottages and farmhouses around Fawkham Green often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before we arrive

  • Tell us about any leaks, stains or damp patches you know of
  • Mention any parking restrictions on your street
  • Jot down any questions you want answered

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as Parish Church of Saint Peter and Saint Paul are often among the oldest in a place, and if yours is one of the older homes nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What affects the cost of pre-purchase roof surveys

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • The type of building, from a house to a block or an office
  • The shape of the roof and its details
  • The height of the building and how the roof can be seen safely
  • The package you choose: Basic, Standard or Premium

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • How the loft is reached, if there is one
  • The kind of building and roof involved
  • What’s prompted the survey
  • Your timetable, such as an exchange date

Once you know what you need, phone 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day.

When to book a survey in Fawkham Green

Viewings rarely include a proper look at the roof. You see the rooms, not the slates, and a quick glance from the street misses a lot. New paint on a ceiling can hide old water stains, so a closer look is worth having before you commit.

Things that frequently lead to a survey include:

  • Standing water on a flat extension roof
  • Roof slopes that look uneven or sagging
  • Quick fixes on flashings and valleys
  • Slipped or missing slates and tiles

If you let a flat or house near Longfield station, a roof report gives you a clear picture before you buy or settle up with a roofer.
