Pre-purchase roof survey in Stansted
A full home survey looks at the whole property, and the roof is only one part of it. We don’t offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both if you want the fullest picture. We survey gutters and downpipes, flat-roofed extensions and dormers and natural slate, and people most often book us about gutters choked with leaves and moss and standing water on a flat extension roof.
Somewhere as small as Stansted, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.
Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

DIY checks: what’s safe
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Landlord and commercial surveys in Stansted
With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or email us.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Common roof problems in Stansted
Gutter problems often look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we check.
A survey can pick up problems such as:
- Gutters choked with leaves and moss
- Quick fixes on flashings and valleys
- Loose pots and cracked flaunching
- Worn or lifted lead flashings
Landlords with a home close to Borough Green & Wrotham station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.
What to check before booking
- Which parts of the roof they’ll actually see
- Whether you can ask questions once you have the report
- What exactly goes into their report
- Which limits apply to the survey
Common questions in Stansted
Will you come out to Stansted?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Is my home in Stansted listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.
How long does the survey visit take?
Allow about one to two hours at a typical house, with time for the loft where it can be reached. We’ll confirm what to expect when we arrange the visit.
Does your survey replace a RICS home survey?
No. It’s a dedicated roof survey, with a written report and photos. It does not cover the rest of the property, which a RICS survey does.
Should I get a roof survey as well as a RICS home survey?
That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It is not a replacement for a RICS survey.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

What else we do in Stansted
What we do, step by step
We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. In a hamlet or village like Stansted, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We arrange access with you, the agent or the seller.
- We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before we arrive
- Make a note of anything you’d like us to look at
- Make sure the loft hatch can be reached
- For flats, make sure roof access has been agreed

Honest limits
It’s useful to know what a survey won’t do before booking:
- A valuation or a promise of a lower price
- Faults hidden behind ceilings, boards or coverings
- Asbestos testing of any kind
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. What our survey covers.
Roof types and parts we check

- Gutters and downpipes
- Flat-roofed extensions and dormers

- The roof space
Tips that help
You don’t need to be a roofer to help. What helps most:
- Mention any deadline when you contact us
- Do not leave it until just before exchange
- Ask for any paperwork for recent roof work
- Look for fresh paint on upstairs ceilings at viewings
Your report arrives by email, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
Local roofs and buyers in Stansted
Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. The wider area around Stansted has a long history of building, with Lullingstone Castle about 4.7 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
For an older house near a landmark such as Church of St Mary, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
