Pre-purchase roof survey in West Yoke: what you get
We survey roofs for buyers in West Yoke and across London and the South East. Whether it is a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, phone 07833 053749 or drop us an email. We survey lead flashings and valleys, clay and concrete tiles and gutters and downpipes, and common reasons people get in touch are chimney mortar that has eroded and bitumen or mortar used in place of proper repairs.
Some older homes in villages like West Yoke are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
The report does not just list problems. It explains what we found, why it matters and what we recommend.

Practical tips
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Watch for stains or fresh paint on ceilings below the roof
- Ask when the roof was last worked on
- Pass the findings to your conveyancer
- Ask the agent to make sure the loft hatch can be opened
If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, which makes quotes easier to compare.
Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.
How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours at a typical house, with time for the loft where it can be reached. If you have questions on the day, just ask. Cottages and farmhouses around West Yoke often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We arrange access with you, the agent or the seller.
- We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- We email a written report with photos and recommendations, ready for you to use before exchange.
Before the survey
- Tell us about any leaks, stains or damp patches you know of
- Have keys ready for side gates, garages or roof access doors
- Let us know about parking near the property

Advice
Buying a home or a new roof in West Yoke
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Historic houses such as Lullingstone Castle, about 4.4 miles west, show how far back building in the area around West Yoke goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
If you own one of the older houses in the streets near Parish Church of Saint Peter and Saint Paul, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Leave it or get it looked at?
When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and a Premium report comes the same day, which helps it fit around your exchange date. For an older or listed building in a place like West Yoke, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Common roof problems in West Yoke
Blocked or leaking gutters do damage that is not obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we check.
Here are some of the things we see frequently:
- Gutters that overflow or drip at the joints
- Sagging ridge lines or uneven roof slopes
- Loose pots and cracked flaunching
- Damp timbers or stains in the loft
For landlords with property near Longfield station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

West Yoke questions
Is my home in West Yoke listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you carry out roof surveys in West Yoke?
Yes, West Yoke is one of the places we work. Every survey there gets the same written report with photos.
Should I get a roof survey as well as a RICS home survey?
They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
At what stage of buying should I get the roof surveyed?
The sooner after your offer is accepted, the better. The report is most useful before exchange, because after that the roof is yours to deal with.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
