Gutter surveys for West Yoke homes and businesses

Signs you need a gutter survey in West Yoke

Valley, parapet and box gutters are often lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there’s nowhere harmless for it to go. Lead linings can also be stolen.

Common reasons to book include:

  • Dripping or leaking gutter joints
  • Valley or box gutters that overflow inside
  • Leaking or loose downpipes
  • Hoppers and outlets full of debris

If you look after a building such as New Ash Green Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What to check before booking

  • Whether you get a written report with photos
  • Which parts of the roof they’ll actually see
  • Their drone registration, if they fly one
  • How long the report takes to arrive

What a roof survey includes

How a gutter survey works in West Yoke

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. Typical surveys look at blocked outlets and hoppers and sagging gutters and loose brackets, on fascias and soffits, downpipes and eaves gutters.

Older buildings in small places like West Yoke may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

After the visit, you get a report with photos, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

DIY checks: what’s safe

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

How the survey works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes roughly 1–2 hours at most homes, and longer for a large or complex roof. Older roofs in small places like West Yoke can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Gutter surveys around West Yoke

Historic houses such as Lullingstone Castle, about 4.4 miles west, show how far back building in the area around West Yoke goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Knowing the covering helps explain which parts of a roof are likely to need work first.

The streets around a church such as Parish Church of Saint Peter and Saint Paul are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Longfield station, the gap between tenancies is a good time to have the roof looked at.

FAQs for West Yoke

Is West Yoke within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Is my home in West Yoke listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you look at parapet and box gutters as well?

Yes, where it’s safe to see them. We use the ground, windows, the loft space and the roof where it’s safe, and by drone where it’s applicable.

Is a Saturday or Sunday visit possible?

Yes, weekend visits are possible as well as weekdays. Just ring 07833 053749 or drop us an email to arrange it.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so the report covers what can be seen.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

How fast do I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

What happens if roof problems are left?

Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows but hidden gutters are another matter. We inspect as far as it’s safe to see and put it in writing. Around West Yoke, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Different roofs, different checks

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded where they can be seen.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.
