Independent new roof snagging in West Yoke

New roof snagging in West Yoke

Homeowners book snagging after a re-roof or roof replacement and some new-build owners want their roof looked at. We inspect each roof as far as safe access allows, from ground level, vantage points, the roof space and the roof where safe. A photo report follows, ready to share with your roofer or builder. We survey new-build homes, new flat roofs and loft conversions and dormers, and people most often book us about untidy or loose verge details and loose flashings at walls or chimneys.

For a small place like West Yoke, the visit is planned like any other: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take roughly 1–2 hours for most homes, depending on how much new work there is to check. Somewhere as small as West Yoke, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start by finding out what was replaced and what worries you.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. We look in the loft space, where there’s safe access, and around the property for debris or damage.
  5. The snags are written up with photos for you to share with your roofer.

Preparing for the visit

  • Jot down any questions you want answered
  • Mention any parking restrictions on your street
  • If you’re buying, check with the agent that we can get in

West Yoke: your questions answered

Is my home in West Yoke listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is West Yoke within the area you cover?

Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What do you check on a new roof?

Everything we can see safely, from the ridge and verges down to the eaves and gutters. The roof space is looked at where there’s safe access and check for damage left by the job.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

How the survey changes by roof type

Valleys

Valleys carry a lot of water, so it needs to be finished well. The lining and the cut coverings along it are checked.

Clay and concrete tiles

Well-laid tiles can last for decades. We check for cracked, uneven or poorly fixed tiles where we can see them.

What affects the cost of new roof snagging

Prices always include VAT. The things that change the price are:

  • Any need for thermal images or a drone flight
  • Features like valleys, chimneys, dormers and parapets
  • House, block, shop or office
  • Which survey package you book

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

What we need to know

If you can, have these to hand when you contact us:

  • The style of property, from a terrace to a block
  • The reason for the survey, like buying, a leak or storm damage
  • Pictures from the garden or a window, if you have them
  • Whether there is a loft hatch, a shared roof or tricky access

Every survey is priced before it is booked, so you know the cost up front. Our price is from £150, including VAT. To book, ring 07833 053749 or send us an email.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the new coverings
  • Repair costs for putting snags right
  • Whether the roof will leak in future

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and doesn’t.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Raise snags in writing with your roofer
  • Note the end of any warranty or defects period
  • Watch for gutters overflowing in rain
  • Walk round the house to look for knock-on damage

If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person one.

Watch for leaks, damp or loose pieces in the first months. It’s simpler to raise problems soon after the job.

Why get it checked now?

You may not see a fault until it causes damage. An inspection before that point gives you a record of the roof as handed over. In a small place like West Yoke, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Every price we give includes VAT. New roof snagging starts from £150, including VAT. You will know the price for the job before you book.
