Chimney survey in Woodlands

If a chimney looks out of line, it is worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. We survey shared and party-wall stacks, chimney pots and cowls and chimney breasts, and people most frequently book us about spalled or crumbling bricks and staining on walls around the chimney.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

After the visit, you get a report with photos, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

What happens if roof problems are left?

A loose pot or brick can fall from height. A survey picks them out so they can be made safe by a suitable contractor. Older and listed buildings around Woodlands may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Check your stacks from the ground after strong winds
  • Note any damp on chimney breasts and when it appears
  • Use the report as a baseline for future checks
  • Check with the council before altering a stack in a conservation area or on a listed building

Where another specialist is needed, like a structural engineer or sweep, we explain why. It gives them a clear starting point.

Make sure redundant flues are capped with ventilation. That helps stop damp building up inside.

The survey, step by step

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. Somewhere like Woodlands needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Getting ready for the survey

  • Find any records of previous roof work
  • Make sure pets are kept safely away
  • Agree roof access with the managing agent if it’s shared

Common questions in Woodlands

I let a flat near Kemsing station. Can you check the roof?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.

Do you cover smaller places like Woodlands?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

How do I arrange a chimney survey in Woodlands?

Simply phone 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

What happens after the survey?

You will get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.

Should I look at the roof myself first?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

How the survey changes by roof type

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. We check that they look secure and undamaged.

Rendered stacks

We can’t see the bricks behind render without it being opened up, so the report says what can and can’t be judged.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A structural engineer’s assessment
  • Whether the flue is safe to use
  • Gas safety checks, which need a Gas Safe registered engineer

If in doubt, call 07833 053749 or email us and we will recommend the right survey. What a survey covers and does not.

Woodlands homes and their roofs

Lullingstone Castle, about 3.2 miles north-west, is one of the historic houses in the wider area around Woodlands. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If yours is one of the older homes in the streets near Church of Saint Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Kemsing station, a dated record of the roof is useful when planning maintenance across a let. If you live near a park such as Kemsing Down, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.
