Thermal roof survey in West Kingsdown: what you get
A thermal survey is not a quick fix for every roof problem. Sun, shade, reflective surfaces and wind can all change what the camera shows. That’s why we check findings with moisture readings and a close visual inspection. The report is clear about what the images show and what they don’t. If a finding cannot be confirmed, the report suggests a next step. We survey flat roofs, commercial roofs and insulated roof spaces, and people most often book us about missing or slipped insulation and leaks far from where the stain appears.
Even in a smaller place like West Kingsdown, there may be airfields or restrictions nearby, so every drone flight starts with a check of the Drone Safety Map. Open ground can mean stronger wind, which also affects whether a small drone can fly, while thermal imaging also works best with little wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Tips from our surveys
Over many surveys, some simple habits stand out as worth the effort:
- Photograph damp patches with the date
- Check from the ground or a window, never by climbing
- File the images with your roof records
- Do not switch the heating off before the visit
If the images suggest moisture that cannot be confirmed, we will say what would help next, such as electronic leak detection or opening up a small area.
Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

What does the report include?

How soon will I get the report?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Can a thermal camera see water?
The camera doesn’t see water itself. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.
Is thermal imaging good for finding leaks?
It can help narrow down where water may be getting in. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It is used alongside a close inspection and moisture readings because the camera cannot confirm water on its own.
Thermal roof surveys in West Kingsdown: local notes
Lullingstone Castle, about 2.8 miles west, is one of the historic houses in the wider area around West Kingsdown. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Steep or complicated roofs are often hard to see from the ground, which is where aerial photos and thermal images help.
If you live in an older home near Church of Saint Edmund, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. For site and facilities teams at buildings like West Kingsdown CofE VC Primary School, big roofs are where close-up aerial shots and thermal images show the most at once.

Leave it or get it looked at?
Without thermal imaging, the only way to see how far water has spread is frequently to open up the roof. It helps when deciding whether to patch an area or replace the roof. Tradespeople may need to travel further to a smaller place like West Kingsdown, so it helps to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
What we do, step by step
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Some parts of a survey depend on the weather, so a visit to West Kingsdown is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
Getting ready for the survey
- Make sure the loft hatch can be reached
- If you are buying, let the agent know when we’re coming
- Dig out any old roof reports or invoices
Arrange a survey
If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.

What this survey cannot tell you
Some things cannot be seen without opening up the roof, so a survey has limits:
- Clear results when the conditions on the day are poor
- Proving moisture from the images alone
- Whether the deck or roof structure is strong enough
