Thermal roof surveys for homes and businesses in Woodlands
On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, which is hard to judge by eye. Moisture readings are then used to check what the camera suggests. We survey ceilings below the roof, pitched roof slopes and loft conversions, and the problems we are asked to look at most are moisture around outlets and upstands and damp where roofs meet walls and chimneys.
In a small place like Woodlands, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What we do, step by step
Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours for most homes, plus time to check any thermal findings with moisture readings. Rural addresses near Woodlands can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We look at the roof from ground level, from windows and from the roof itself where it’s safe.
- Thermal images are taken to show differences in surface temperature.
- We check the patterns that stand out with moisture readings where there’s safe access.
- You get a report with thermal images, photos and our recommendations.
How to prepare
- Let us know about any leaks, stains or damp patches you know of
- Have keys ready for side gates, garages or roof access doors
- Move anything stored under the loft hatch

Questions from Woodlands
How do I find out if my home in Woodlands is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is Woodlands within the area you cover?
Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Will you walk on the roof?
Not unless it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
Do you survey on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
How soon will I get the report?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details when you book.

Flying and imaging in Woodlands
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.
If you live in an older home near Church of Saint Mary the Virgin, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from above or with a thermal imager helps. With Lullingstone Castle about 3.2 miles north-west, the area around Woodlands has a long history. Aerial photos and thermal images let an old roof be checked without anyone disturbing it.

Useful tips for Woodlands property owners
Some practical points come up on survey after survey. They apply to most roofs:
- Use the report as a baseline for later checks
- Heat the home normally on the days before
- Ask us about the forecast if rain is expected
- Leave the roof to people with safe access
We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.
Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is frequently moved when people work in the roof space.
How we price thermal roof surveys
When we price a survey, we consider:
- Chimneys, valleys, parapets and other details
- The type of building, from a house to a block or an office
- The roof’s overall size
- If the survey needs thermal imaging or a drone
Thermal roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.
Helping us price your survey
A little information up front helps. It’s useful to include:
- Whether there’s a loft hatch, a shared roof or tricky access
- Where the property is, with the postcode
- Any marks or damp showing indoors
- Why you want a survey: buying, a leak, a storm or new work
Every survey is priced before it’s booked, so you know where you stand. Thermal roof survey starts from £400, including VAT. To book, ring 07833 053749 or send us an email.
Can I check my roof myself?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Why get it checked now?
Before replacing a large flat roof, it is useful to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you commit. Where a roof is exposed, as many are in small places like Woodlands, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.
