Roof survey in Woodlands
Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. You do not need to do anything except give us access. Each defect we find is photographed and explained. If you’ve noticed ridge tiles that have lifted or moved and crumbling chimney pointing or cracked flaunching, a survey will tell you what’s going on, on ridges, hips and valleys, lead flashings and flat roofs alike.
Some older homes in villages like Woodlands are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

How we price roof surveys
A few things affect what a survey costs:
- The roof’s overall size
- Extra roofs, like extensions, dormers or garages
- Whether you choose the Basic, Standard or Premium Survey
- Building height and the viewpoints available
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
Helping us price your survey
Here’s what helps us most when you get in touch:
- The kind of building and roof involved
- Any marks or damp showing indoors
- Any deadline, such as an exchange date
- The address and postcode of the property
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.
What a roof survey does not cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Defects hidden under coverings or inside walls without opening up
- An exact number of years the roof has left
- Confirmation of asbestos in soffits or cement sheets
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. The full list of what we check.

Common questions in Woodlands
How do I find out if my home in Woodlands is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover smaller places like Woodlands?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.
Which days do you carry out surveys?
We carry out surveys on weekdays and at weekends. To find a day that suits you, phone 07833 053749 or drop us an email.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Do you carry out asbestos surveys?
No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
How soon is the report ready?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Woodlands homes and their roofs
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look.
For an older house near a landmark like Church of Saint Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Kemsing station, a dated record of the roof is useful when planning maintenance across a let. Lullingstone Castle lies about 3.2 miles north-west, so building around Woodlands goes back a long way. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.
Woodlands is about 4 miles north-east of Sevenoaks, in Kent. Woodlands is part of the area we cover across London and South East England. Woodlands is one of the places in Kent where we work. You can also see our page for Maidstone.
We survey roofs across TN15 for roof surveys and the streets around it. Neighbouring places we cover for roof surveys include Cotman's Ash (1 mile south-west), Knatts Valley (1 mile north), Romney Street (1 mile north-west), East Hill (1 mile north) and Heaverham (1 mile south). Within a short drive, we also cover Maidstone (13 miles east), Dartford (8 miles north), Sevenoaks (4 miles south-west), Royal Tunbridge Wells (13 miles south), Gravesend (9 miles north-east) and Tonbridge (9 miles south).
Around Woodlands
Typical jobs here are in homes near The Rising Sun pub and Kemsing Down. Woodlands’s nearest station is Kemsing station, roughly 1.8 miles south. Well-known places in the area include Sevenoaks Hospital (3.3 miles south-west) and Kemsing Castle Bank (1.4 miles south-west).
What happens on the day
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. Older rural homes like those around Woodlands can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Preparing for the visit
- Agree roof access with the managing agent if it is shared
- Move anything stored under the loft hatch
- Find any records of previous roof work

Checking the roof from ground level
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Roof by roof
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Gaps in tile-hanging let water reach the wall behind.
