What a roof survey doesn’t cover

We only report what can safely be seen on the day, so some things are outside what a survey can do:

  • Confirmation of asbestos in soffits or cement sheets
  • What’s under the slates, tiles or felt
  • Walls, floors and services below the roof

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

About our roof survey in East Hill

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey the roof space, chimney stacks and natural slate, and common reasons people get in touch are lifted, split or missing lead flashings and slipped, cracked or missing slates and tiles.

Some older homes in villages like East Hill are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Local roofs in East Hill

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. About 2.2 miles north-west lies Lullingstone Castle, a reminder of how long the area around East Hill has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Homes near green spaces such as Kemsing Down can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Landlords with a home close to Shoreham (Kent) station may find that the gap between tenancies is a good time to have the roof looked at.

Signs you need a roof survey in East Hill

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

These are some of the problems a survey can pick up:

  • Slipped, cracked or missing slates and tiles
  • Blocked, sagging or leaking gutters
  • Leaning or weathered chimney stacks
  • Ponding, splits or blisters on flat roofs

Take an older house close to Church of Saint Mary the Virgin: its chimney, valleys and lead work are likely to be the parts that need attention first.

What to expect from a roof survey

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Include dormers, porches and garages when booking
  • Take photos of any leaks as they happen
  • Tell us about any leaks or stains you’ve seen
  • Clear the loft hatch area before we arrive

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

Why get it checked now?

Leaks rarely show up right away. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. In a small place like East Hill, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your survey before booking.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about 1–2 hours at a typical home, and more on a big or complicated roof. For a village or hamlet like East Hill, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a written report with photos and recommendations.

How to prepare

  • Find any records of previous roof work
  • Let us know where we can park nearby
  • Make a note of anything you’d like us to look at

How to book

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or email us to find out.

Advice

East Hill: your questions answered

How do I find out if my home in East Hill is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can a landlord with a rental near Shoreham (Kent) station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How experienced are you?

More than 5,000 surveys over 20+ years.

How long does a roof survey take?

On site, it usually takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. Report times depend on the package.
