Flat roofs in Stansted

With Lullingstone Castle about 4.7 miles west, Stansted sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For site and facilities teams at buildings such as Wrotham School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. If you own one of the older houses in the streets near Church of St Mary, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. If you own a rental within reach of Borough Green & Wrotham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Electronic leak detection in Stansted: what you get

ELD finds breaches in the membrane, not every cause of water getting in. Water coming through walls, copings, rooflights or plumbing won’t show on the test. If the evidence points elsewhere, we’ll say so. It will not show water getting in through brickwork or around frames. The report makes clear what was and wasn’t tested. You’ll also know what to check next. We survey commercial flat roofs, liquid-applied waterproofing and flat roof membranes, and common reasons people get in touch are breaches hidden under paving or planting and leaks that return after repairs.

Some older homes in villages like Stansted are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

What you get is a clear record of the flat roof membrane on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. It usually takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. Older rural homes like those around Stansted can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First, you let us know about the roof build-up and where water is showing.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The method depends on the membrane and what sits above and below it.
  4. We test the membrane and find where current is passing through it.
  5. You get a report showing where each breach is, for your roofer to repair.

Advice

Stansted: your questions answered

Does a conservation area affect roof work in Stansted?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover Stansted?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

How do you choose the testing method?

The method is chosen to suit the roof. Low-voltage testing typically needs a wet surface, while high-voltage testing needs a dry, exposed membrane.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when booking.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Useful tips for Stansted property owners

Here are a few things we’d tell any owner:

  • Have roof specifications to hand
  • Find the breach before more patching
  • Keep a note of leaks after rain
  • Check new waterproofing before handover

You receive a report showing where each breach was found, with photos. Pass it to your roofer to repair the breach points.

Do not leave a flat roof leak running. Water under a membrane can spread.

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Chimneys, valleys, parapets and other details
  • Building height and the viewpoints available
  • Extra roofs, like extensions, dormers or garages
  • Commercial roofs and larger buildings

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Helping us price your survey

A little information up front helps. Please include:

  • Your postcode, so we can check access and travel
  • The reason for the survey, such as buying, a leak or storm damage
  • Any photos you have, taken from the ground or a window
  • Access details, like a loft hatch or a shared roof

To book a survey, phone 07833 053749 or drop us an email with the address and what you’d like to know about the roof. We’ll confirm the price before booking.

Why get it checked now?

Opening up a roof to hunt for a leak is disruptive. ELD aims to locate the breach first, so the repair can be targeted. For an older or listed building in a place like Stansted, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for the job before booking.

Should I look at the roof myself first?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
