Electronic leak detection in West Yoke: what you get

Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use, and some may need lifting. We’ll discuss it with you when we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. We will tell you if the roof can’t be tested. Typical surveys look at holes around roof penetrations and breaches hidden under paving or planting, across single-ply roofs, roof terraces and balconies and flat roof membranes.

Some older homes in villages like West Yoke are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

West Yoke: your questions answered

Do you cover smaller places like West Yoke?

Yes. West Yoke is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

How do I find out if my home in West Yoke is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Can you test a green or ballasted roof?

It can be possible, depending on the roof. Covered roofs limit the methods we can use, so we check the build-up first.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

What does electronic leak detection do?

A sound membrane blocks the test current, but a hole lets it through. That’s how we locate breaches you can’t see.

Do you use low-voltage or high-voltage testing?

The roof decides the method. You will know which method we plan to use before we start.

What’s the best way to book?

The quickest way is to phone 07833 053749 or email us. Tell us the address and a little about the roof, and we’ll take it from there. Surveys run seven days a week.

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. Most visits take more time on a big roof than a small one, with the construction of the roof playing a part too. Older rural homes like those around West Yoke can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First, you tell us about the roof build-up and where water is showing.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The testing method is chosen to suit the membrane and build-up.
  4. The roof is tested and any breaches are located.
  5. We send a report with photos of each breach so your roofer can repair it.

What this survey cannot tell you

We only report what can safely be seen on the day, so there are some things a survey can’t cover:

  • Leaks from plumbing or windows
  • Moisture spread under the membrane
  • Fixing the holes we find

If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey. What a survey covers and does not.

What this survey covers

  • Single-ply roofs
  • Liquid-applied waterproofing
  • Roof terraces and balconies
  • Commercial flat roofs
  • Green roofs
  • Flat roof membranes

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Roof by roof

EPDM rubber roofs

Some EPDM membranes conduct electricity, which can rule out some methods. We will tell you if yours is not suitable.

Bituminous membranes

Bituminous felt and modified bitumen membranes are common. Whether ELD suits them depends on the build-up.

Flat and commercial roofs around West Yoke

About 4.4 miles west lies Lullingstone Castle, a reminder of how long the area around West Yoke has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

If you own a rental within reach of Longfield station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you live in an older home near Parish Church of Saint Peter and Saint Paul, flat-roofed rear additions and dormers added over the years are worth checking. Anyone responsible for a site like New Ash Green Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Let us know about it when you book and we will plan the survey around it.

Tips from our surveys

Small things make a difference. Some pointers:

  • Stay off the flat roof unless needed
  • Have roof specifications to hand
  • Avoid repeated repairs without finding the cause
  • Keep outlets clear of debris

Where the evidence points to walls, copings or rooflights, we will note it, with a suggestion of what to check next.

Keep people off the flat roof unless they need to be there. Many breaches come from foot traffic.
