Storm damage roof report in West Yoke

What counts as a storm depends on your policy, though many use gusts of about 55 mph. Check your own policy wording. We do not decide whether a storm met that test. We record the damage and what seems to have caused it. The report includes photographs of each area of damage, and you decide what to send. The claim decision rests with your insurer. We survey gutters and fascias, slate and tile slopes and chimney stacks, and people most frequently book us about torn or lifted flat roof coverings and roofs hit by falling trees.

In a village or hamlet like West Yoke, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. We check everything that’s safely in view and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Do you need a storm damage roof report in West Yoke?

Others book after an insurer has queried a claim. You get an independent record of what the roof shows. What happens next is up to the insurer.

Most people get in touch after spotting something like this:

  • New damp or leaks inside
  • Loose or torn flashings
  • Loose or broken chimney pots and cowls
  • Damaged flat roof membrane

Take a building like New Ash Green Primary School: on a building that size, finding the source of a drip means looking well beyond the stain.

  • What happens after the report arrives
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What to expect from a roof survey

What a storm damage roof report doesn’t cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • What your policy covers, which depends on its wording
  • What’s beneath slates, tiles or membranes
  • The work of a loss adjuster appointed by your insurer

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Ridges and hips
  • Chimney stacks
  • Gutters and fascias
  • Flashings
  • Slate and tile slopes
  • Flat roofs

What happens on the day

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey typically takes between one and two hours for most homes, depending on how much of the roof was hit. Around West Yoke, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. The roof is looked at from ground level, from windows and from the roof space where it is safe.
  3. The damage is recorded with photos, area by area.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. The findings are written up with photographs for you to share with your insurer.

Preparing for the visit

  • If you are buying, let the agent know when we’re coming
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Clear the way to the loft hatch

Advice

West Yoke questions

Is West Yoke within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover West Yoke?

We do. The survey and report are the same in West Yoke as anywhere else, and visits run on weekdays and weekends.

Who handles emergency protection after a storm?

Call a roofer for emergency temporary protection. If it is safe, photograph the damage before it’s covered. Keep receipts in case your insurer asks for them.

Do I need to be at home?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Will you go up on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

How are storm damage reports priced?

A storm damage report starts from £150. Commercial and larger roofs are quoted on size. The report doesn’t include repair costs.

Different roofs, different checks

Flat roof coverings

Lifted trims and laps are common after a storm. The report notes signs of recent damage and older wear.

Chimney stacks

Pots, cowls and aerials on chimneys can be damaged or dislodged in a storm. We record any damage we can see.

What a storm damage roof report looks like in West Yoke

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The covering and its details give the first clues when tracing where water is coming from. Lullingstone Castle, about 4.4 miles west, is one of the historic houses in the wider area around West Yoke. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Longfield station, tracing a leak quickly matters when a tenant is living with it. Take an older house close to Parish Church of Saint Peter and Saint Paul: lead flashings, valleys and old chimneys are typical places for water to get in.

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Before and after the survey

Most of what helps is simple and safe from the ground. A few suggestions:

  • Look at what your policy says about wear and tear
  • Keep any slates, tiles or debris that fall, if it’s safe to do so
  • Do not go onto the roof to take pictures
  • Write down when the storm hit and when you noticed damage

Once we’ve been, the findings are written up with photos. It sets out what is damaged, the likely cause and any signs of older wear. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Check the roof from ground level after strong winds. Binoculars help you spot slipped slates or lifted ridges. Don’t go up a ladder to look.
