Electronic leak detection in Gravesend: what you get
Not every flat roof suits electronic testing. Certain membranes conduct electricity and some roofs do not have a suitable layer beneath the membrane. If your roof is not suitable, we’ll tell you at the start. Telling us what you know about the roof’s membrane and layers helps, including drawings, specifications or the roofer’s paperwork. It saves a wasted visit. We survey roof terraces and balconies, commercial flat roofs and green roofs, and the problems we are asked to look at most are holes around roof penetrations and damage from equipment installers.
Around Gravesend, many garages, porches and extensions have flat roofs of their own. Some older garages have cement sheet roofs, which on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed. Each kind of covering, from felt to rubber and GRP, is checked in its own way. We do not test for asbestos, but our reports may flag materials that could contain it.
After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

Honest limits
We only report what can safely be seen on the day, so there are some things a survey cannot cover:
- Carrying out the repair work
- Sections we cannot safely access
- How wet the insulation is

- Green roofs
- Single-ply roofs

What a survey costs
When we price a survey, we consider:
- Any need for thermal images or a drone flight
- Extensions, dormers and garages with roofs of their own
- The shape of the roof and its details
- The roof’s overall size
Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for your roof before booking.
Booking your survey
If you can, have these to hand when you get in touch:
- Where the property is, with the postcode
- How the loft is reached, if there is one
- When you need the report by
- What’s prompted the survey
We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, call 07833 053749 or drop us an email.
What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where applicable. The survey usually takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. In Gravesend, parking is rarely complicated, though it’s useful to know about driveways or restrictions. We check the roof from the ground and from windows, then from the loft where there’s safe access.
- We start by finding out what the roof is made of and where it leaks.
- We confirm whether the roof is suitable for electronic testing.
- The method depends on the membrane and what sits above and below it.
- Testing runs across the roof to locate breaches in the membrane.
- We send a report with photos of each breach so your roofer can repair it.
How to prepare
- Note where any stains or damp appear
- If you are buying, let the agent know when we are coming
- Keep pets in another room

Advice
When to book a survey in Gravesend
Joints and laps in a membrane can fail over time. A gap that’s hard to see can let water in long before anyone notices.
These are some of the problems a survey can pick up:
- A flat roof leak that cannot be traced
- Leaks under green or ballasted roofs
- New roofs to check before paving or planting
- Holes left by work on the roof
If you look after a building like Whitehill Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.
Before you book any roof surveyor
- Their report turnaround times
- Whether VAT is added on top
- Their drone registration, if they fly one
- Which parts of the roof they’ll actually see
Gravesend: your questions answered
Does a conservation area affect roof work in Gravesend?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you carry out roof surveys in Gravesend?
Yes. We work right across London and the South East, and Gravesend is part of that. You can ring 07833 053749 or send us an email with the address and some details.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Will you go up on the roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where applicable.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.
Different roofs, different checks
EPDM rubber roofs
EPDM is a long-lasting flat roof membrane, but can still be punctured.
Inverted and paved roofs
On inverted roofs, insulation sits above the membrane, which affects testing.

Electronic leak detection in Gravesend: local notes
The coast is about 2 miles or less from Gravesend, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Historic houses like Cobham College, about 2.9 miles south, show how far back building in the area around Gravesend goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If your home is one of the older ones in the streets near Christ Church Milton, the joins between later flat roofs and the old walls are where problems usually start. If you let a flat or house near Gravesend station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
