New roof snagging in Leeds

Our snagging inspections cover Leeds and the rest of London and South East England. Time on site usually takes about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. We inspect as far as it’s safe to see, and by drone where it is applicable. A photo report follows. We inspect on weekdays and at weekends. If you’ve noticed gutters or fascias damaged during the job and vents that weren’t fitted or are covered, a survey will tell you what’s going on, on new flat roofs, ridges and verges and flashings and valleys alike.

Older buildings in small places like Leeds may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

We keep jargon out of it: if work is needed, the report says so clearly.

The survey, step by step

The aim of the visit is simple: to see as much of the new roof as can be seen safely and record it clearly. Notes and photographs go into the written report. It typically takes between one and two hours for a house; commercial roofs usually need 3–4 hours. In a hamlet or village like Leeds, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Watch for gutters overflowing in rain
  • Keep the contract and invoices together
  • Let your roofer know an inspection is planned
  • Note the end of any warranty or defects period

The report lists each snag with photos and written recommendations. You can send it straight to your roofer.

File the contract, invoices and warranty papers in one place. Add the snagging report to it.

Landlord and commercial surveys in Leeds

Landlords, agents and building managers in Leeds and across Kent can book any of our surveys. To discuss a property or a block, phone 07833 053749 or drop us an email.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.

New roof snagging around Leeds

Historic houses such as Leeds Castle, about 1 mile east, show how far back building in the area around Leeds goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you live in an older home near St Nicholas's Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you let a flat or house near Hollingbourne station, a written report helps before buying a rental or paying for a new roof on one.

Leeds is about 4 miles east of Maidstone, in Kent. Roofs in Leeds get the same thorough look as anywhere else in Kent. Our area takes in places right across Kent.

All of ME17 is covered for new roof snagging. Whether your property is on Brogden Crescent, Forge Lane and Gloriette Avenue or a nearby road, we can survey it. Slate roofs

Cracked slates are sometimes left in place. They’re photographed for the report.

Flashings

Chimney flashings are a frequent source of leaks, so we check them closely.

Leeds questions

Do you carry out roof surveys in Leeds?

Yes, Leeds is one of the places we work. The survey and report are the same in Leeds as anywhere else, and visits run on weekdays and weekends.

Do you cover smaller places like Leeds?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Tell us about it when booking and we’ll plan the survey around it.

Do you lift tiles to check the fixings?

No, we report on what’s visible. Most fixings sit out of sight under the coverings so we focus on what can be seen.

Which parts of the roof does snagging cover?

All the parts of the roof we can see safely, including ridges, verges, valleys, flashings, vents and gutters. We look in the loft where it is safe and check for damage left by the job.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How soon after the work should I book a snagging inspection?

Before the final payment is best so snags can be raised while the job is still open. If that’s passed, book before any defects or warranty period ends.

Checking the roof from ground level

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What affects the cost of new roof snagging

When we price a survey, we consider:

  • Any need for thermal images or a drone flight
  • Features like valleys, chimneys, dormers and parapets
  • Extra roofs, like extensions, dormers or garages
  • The type of building, from a house to a block or an office

To find out what your survey will cost, call 07833 053749 or drop us an email and let us know about the roof. We will confirm the figure before booking.

Helping us price your survey

There is no need for technical words. It is enough to tell us:

  • Where water is showing inside, if it is
  • Dates you’re working to, such as exchange
  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work

To book a survey, ring 07833 053749 or email us and tell us the address and what’s prompted the survey. We’ll confirm the price before booking.
