Leeds Thermal Roof Survey
Thermal roof surveys across Leeds, backed by more than 20 years’ experience. You get a clear report with photographs.
- Leaks far from where the stain appears
- Heat escaping through the roof
- Water getting in at parapets and stacks
What we are asked to look at in Leeds
After a long-running leak, insulation under a flat roof can stay wet. Owners want to know how far it has spread before deciding what to do. Thermal images and moisture readings together can show the likely extent.
Typical things we’re asked to look at include:
- Missing or slipped insulation
- Heat escaping through the roof
- Damp around chimneys and parapets
- Stains that keep coming back
Take an older house close to St Nicholas's Church: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps.
Choosing a roof surveyor
- What insurance they carry
- What they won’t be able to tell you
- Which viewpoints they use to see the roof
- What exactly goes into their report
How a thermal roof survey works in Leeds
Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they don’t. Where something cannot be confirmed, we say what would help next. Typical surveys look at damp patches with no obvious cause and leaks far from where the stain appears, on flat roofs, commercial roofs and pitched roof slopes.
In a small place like Leeds, open ground can mean strong wind. A small drone can’t fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.
Nothing in the report is left vague: if work is needed, the report says so clearly.

The survey, step by step
We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours at most homes, and more on a big or complicated roof. Somewhere as small as Leeds, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You let us know about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
Before we arrive
- Have any questions written down, so nothing gets missed
- Have any paperwork from past roof work to hand
- Point out any leaks or damp patches

Advice
Thermal roof surveys around Leeds
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail. About 1 mile east lies Leeds Castle, a reminder of how long the area around Leeds has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Take a building like Leeds and Broomfield Church of England Primary School: thermal images can show where wet insulation sits under a big flat roof. If you run a business near The Mall Maidstone, thermal images can show trapped moisture across a wide commercial roof.
Leeds is about 4 miles east of Maidstone, in Kent. Leeds gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our Kent coverage includes Leeds.

Practical tips
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Talk to us about the weather when booking
- Heat the home normally on the days before
- Keep dated photos of any marks on ceilings
- Keep the report to compare against after any repair
After the visit, we put the thermal images, photos and moisture readings into one report. Each image is explained in plain words, with our recommendations. Premium reports are sent the same day.
Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.

Your questions about thermal roof surveys in Leeds
Is Leeds within the area you cover?
Yes, Leeds is covered. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Is Leeds in the area you cover?
We do. The survey and report are the same in Leeds as anywhere else, and visits run on weekdays and weekends.
Does the report include photos?
Yes. Photos are part of every report.
When does the report arrive?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
Will you walk on the roof?
Only if it’s safe. We inspect what can be seen safely: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.
Can you check my loft insulation with a thermal camera?
Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it is warm inside and cold outside. Where we can reach the loft safely, we check there too.
Does thermal imaging detect leaks directly?
The camera does not see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.
For landlords and managing agents
Freeholders and residents’ companies use a roof report to plan and budget.
We survey roofs for letting agents and landlords as well as householders. A photo-illustrated written report gives you a clear record of the roof.
Should I look at the roof myself first?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
