Thermal roof survey in Broomfield
Thermal imaging is part of our Premium Survey, which starts from £400. It also includes a drone inspection where applicable, a structural analysis and a same-day report. An in-person consultation and a 12-month follow-up are included too. To book, just phone 07833 053749 or drop us an email with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. We survey ceilings below the roof, insulated roof spaces and flat roofs, and the problems we are asked to look at most are moisture around outlets and upstands and patches of heat loss across the roof.
Older buildings in small places like Broomfield may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What happens if roof problems are left?
Before replacing a large flat roof, it helps to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you spend. For an older or listed building in a place like Broomfield, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
Thermal roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

FAQs for Broomfield
Is Broomfield in the area you cover?
We do. Every survey there gets the same written report with photographs.
Will you come out to Broomfield?
We do. A small place gets exactly the same survey as a big one.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.
Is this a RICS survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Are you insured?
Our cover is professional indemnity plus public liability.
What’s the best way to book?
Just ring 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
What happens after the survey?
You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
How it works
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. In a hamlet or village like Broomfield, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We carry out a visual inspection of the roof from wherever it can be seen safely.
- A thermal camera records how the surface temperature varies across the roof.
- Any patterns of interest are checked with moisture readings where we can reach them.
- The report sets out the images, what they suggest and what we recommend.
Preparing for the visit
- Have any paperwork from past roof work to hand
- Keep pets inside or away from the areas we are looking at
- If you are buying, let the agent know when we are coming

Advice
What we look for on each type of roof
Pitched slate and tile roofs
Even on pitched roofs, the camera can point to heat loss and some damp. The report explains what the images can tell you and what they can’t.
GRP fibreglass roofs
Water under a GRP roof can reach the timber deck. The camera can help show where to look.
Checking the roof from ground level
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.
What else we do in Broomfield
Airspace, weather and Broomfield roofs
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.
If your house is among the older ones in the streets near Church of St Margaret, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. If you look after a building like Leeds and Broomfield Church of England Primary School, big roofs are where aerial photos and thermal images show the most at once. With Leeds Castle about 0.4 miles north-west, the area around Broomfield has a long history. Older roofs nearby can be steep and hard to see from the ground, and a survey by drone or thermal camera does not touch the roof itself.
Broomfield is about 5 miles east of Maidstone, in Kent. Whether the building in Broomfield is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Broomfield is one of the towns and villages in Kent we cover.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
What affects the cost of thermal roof surveys
Several things affect the price of a survey:
- Whether thermal imaging or a drone is needed
- How tall the building is and how easy the roof is to see
- Extensions, dormers and garages with roofs of their own
- Roof area
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.
