Landlord roof surveys in Leeds

How a landlord roof survey works in Leeds

We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them and the loft where access is safe. Common reasons to book are ceiling stains reported by tenants and gutters overflowing onto walls, on shared roofs, gutters and downpipes and flat roofs on blocks.

Somewhere as small as Leeds, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

What a landlord roof survey looks like in Leeds

Historic houses such as Leeds Castle, about 1 mile east, show how far back building in the area around Leeds goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Anyone responsible for a site like Leeds and Broomfield Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Hollingbourne station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live in an older home near St Nicholas's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

What we look for on each type of roof

Gutters and downpipes

Blocked gutters cause many leaks into top-floor flats. Gutters, outlets and downpipes are inspected as far as can safely be seen.

Flat roofs on blocks and rear additions

Felt flat roofs often need replacing after around 15–20 years, so knowing roughly how old the roof is helps.

Your questions about landlord roof surveys in Leeds

Do you survey roofs for landlords with property near Hollingbourne station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or use the contact form with the address and what you need, and we will talk through which survey suits.

Do you cover smaller places like Leeds?

Yes, Leeds is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How much does a landlord roof survey cost in Leeds?

Landlord roof survey starts from £150, including VAT. You will know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or send us an email.

What’s the best way to book?

Just phone 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details as you book.

Do you climb onto every roof?

Only when it is safe. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Does the report help with maintenance planning?

Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. Repair costs aren’t included, but contractors can price from it.

Landlords, agents and block managers in Leeds

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

What we can’t see

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Who pays under the lease (that is a legal question)
  • Areas behind locked flats or blocked hatches
  • Structural calculations or an engineer’s report

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Shared roofs
  • Gutters and downpipes
  • Flat roofs on blocks
  • Blocks of flats
  • Rented houses
  • Converted houses

How the survey works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes an hour or two for a single let house, with blocks of flats taking longer. Somewhere like Leeds needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Make a note of anything you’d like us to look at
  • Point out any leaks or damp patches
  • Gather any invoices or paperwork from past roof work

Why act early in Leeds

A contractor’s quote tells you what they propose to do. An independent survey tells you the roof’s condition first, so you can compare quotes on the same basis. Older cottages and farmhouses around Leeds can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
