New roof snagging in Congelow: what you get

A new roof is a big spend, so it’s worth having it checked before the final payment. We look for snags, faults and anything left unfinished on the roof and around the property. The findings go into a written report with photos to share with your roofer. We are independent of the roofer who did the job. If you’ve noticed loose flashings at walls or chimneys and cracked mortar at the ridge or hips, we can find out what’s behind it.

Some older homes in villages like Congelow are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

After the visit, you get a report with photos, sent by email. It sets out the condition of the new roof, any defects and our written recommendations.

How the survey works

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes an hour or two for a typical new house roof, longer where the roof is large or complicated. Cottages and farmhouses around Congelow frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

How to prepare

  • Keep pets inside or away from the areas we are looking at
  • Leave side gates unlocked
  • Point out any leaks or damp patches

Getting a price

New roof snagging in Congelow: local notes

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If your house is among the older ones in the streets near St Peter's and St Paul's Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you own a rental within reach of Yalding station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Landlord and commercial surveys in Congelow

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Freeholders and residents’ companies use a roof report to plan and budget.

Roof by roof

Ridges, hips and verges

The top and edges of a roof are the most exposed. Bedding, dry-fix pieces and fixings are looked at where visible.

Clay and concrete tiles

Tiles that do not sit flat can let rain in. Any that look wrong go in the report.

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • The shape of the roof and its details
  • The package you choose: Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • How tall the building is and how easy the roof is to see

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

A few details help us suggest the right survey and price. When you contact us, it helps to mention:

  • What made you get in touch
  • Photos of the roof, taken safely from ground level or a window
  • How the loft is reached, if there is one
  • Where water is showing inside, if it is

We survey roofs seven days a week. To find a date that works for you, phone 07833 053749 or email us.

When you need someone else

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Pricing the remedial work
  • Deciding who is at fault in a disagreement
  • Areas out of view from every safe vantage point

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

Congelow questions

Is my home in Congelow listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover Congelow?

We do. The survey and report are the same in Congelow as anywhere else.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Tell us about it when you book and we’ll explain what’s needed.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Can you settle a dispute with my builder?

No. We report on what we see. A disagreement about the work is between you and them and our report gives you an independent record.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do you lift tiles to check the fixings?

No. We do not open up the new roof so hidden fixings are not visible to us. We note what couldn’t be seen.

Useful tips for Congelow property owners

Here are a few things we’d tell any owner:

  • Check lower roofs and walls after scaffolding comes down
  • Note the end of any warranty or defects period
  • Put any issues to your roofer in writing
  • Check the roof before you pay in full

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. If a payment is due soon, choose the package that fits.

Keep paperwork for the new roof together. The report belongs with them.
