About our new roof snagging in Laddingford

A new roof needs to breathe. Where vents have been fitted at the ridge or eaves, we check them, and check the loft space for signs of condensation. What we see goes in the report. Without enough airflow, a roof space can suffer from condensation, so it is worth raising early. We record what we see. We’re often asked to look into loose or badly finished ridge tiles and cracked or slipped new tiles or slates, across replacement roofs, ridges and verges and new-build homes.

Somewhere as small as Laddingford, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Questions from Laddingford

Does a conservation area affect roof work in Laddingford?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Laddingford in the area you cover?

We do. The survey and report are the same in Laddingford as anywhere else, and visits run on weekdays and weekends.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Can you see the fixings under the tiles?

No. We do not open up the new roof so hidden fixings are not visible to us. We note what couldn’t be seen.

Do you get involved if the roofer disagrees with the report?

No. We report on what we see. Any dispute is between you and your roofer or builder and our report gives you an independent record.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

Can you inspect the roof on a new-build home?

Yes. We check new-build roofs from safe vantage points and the loft space and photograph what we find. It’s worth booking before your builder’s defects period ends.

How we price new roof snagging

Survey packages start from £150, including VAT. The price for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets
  • Any need for thermal images or a drone flight

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Helping us price your survey

There is no need for technical words. It is enough to tell us:

  • Where the property is, with the postcode
  • The kind of building and roof involved
  • Where water is showing inside, if it is
  • When you need the report by

New roof snagging starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or email us to find out.

What we can’t see

Some things cannot be seen without opening up the roof, and that sets some limits:

  • A promise that the roof will not leak
  • Fixings and underlay hidden under the coverings
  • Parts of the roof we cannot see safely

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey. The full list of what we check.

What we look for on each type of roof

Flashings

Poorly finished flashings often show up on new roofs. They’re recorded with photos.

Slate roofs

Cracked slates are sometimes left in place. We record any we can see.

What we do, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes an hour or two at most homes, and longer for a large or complex roof. Cottages and farmhouses around Laddingford often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Preparing for the visit

  • Clear the way to the loft hatch
  • Keep pets inside or away from the areas we’re looking at
  • Leave side gates unlocked

Tips that help

Getting the most from new roof snagging starts before we arrive and carries on afterwards. Some tips:

  • Arrange the inspection before settling the final bill
  • Walk round the house to look for knock-on damage
  • Watch for drips in the roof space with care
  • Tell your roofer the work will be inspected

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. That is worth bearing in mind if a payment date is close.

Watch for leaks, damp or loose pieces in the first months. Early signs are easier to raise while the work is recent.

New roof snagging in Laddingford: local notes

If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

For landlords with property near Beltring station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. For an older house near a landmark such as St Mary, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
