Gutter surveys in Laddingford

Gutter survey in Laddingford: what you get

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that typically means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We survey downpipes, outlets and hoppers and valley gutters, and people most often book us about valley or box gutters that overflow inside and hoppers and outlets full of debris.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Laddingford, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Check we can get to the back of the property

Local roofs in Laddingford

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

For landlords with property near Beltring station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live in an older home near St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Get trees that overhang the gutters trimmed
  • Include valley, parapet and box gutters when clearing
  • Check from the ground or a window, not a ladder
  • Have gutters cleared at least once a year

The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they typically grow and spilled water harms brickwork and woodwork.

Your questions about gutter surveys in Laddingford

I let a flat near Beltring station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need.

Will you come out to Laddingford?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so the report covers what can be seen.

What’s in the survey report?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put in order of urgency where relevant.

Is this a RICS survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you survey underground drains?

No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

What happens after the survey?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

What this survey cannot tell you

A survey is a close look at the gutter, but it cannot do everything. Its limits include:

  • Blockages deep inside downpipes
  • Underground drains, which need a CCTV drain survey
  • Rot or damp concealed behind fascias or inside walls

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

Roof by roof

Cast iron gutters

Lots of period homes still have cast iron rainwater goods. They last well when painted, but rust where the paint fails.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. We check it where it’s safe to see.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
