New roof snagging in Vigo Village

A snag is a fault or unfinished detail left when work is done. Roof snags often show at ridges, verges, valleys and flashings, where the detailing is hardest. We inspect as far as can be seen safely and photograph each snag. Typical snags include loose ridge tiles, poorly dressed flashings and debris left in gutters. We survey new-build homes, ridges and verges and loft conversions and dormers, and people most often book us about loose or badly finished ridge tiles and gutters blocked by building debris.

Somewhere as small as Vigo Village, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Somewhere like Vigo Village needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start by finding out what was replaced and what worries you.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. The snags are written up with photos for you to share with your roofer.

What we’re asked to look at in Vigo Village

Roofers don’t always clear every gutter and lower roof. Broken tiles, offcuts and nails can block gutters and on extension roofs.

These are some of the problems a survey can pick up:

  • Ridge and hip tiles not properly fixed
  • Missing or blocked roof ventilation
  • Underlay not dressed into the gutter
  • Cracked lower roofs or marked walls after the work

If you live in an older home near Church of St Peter and St Paul, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Before you book anyone

  • Is there a chance to talk the report through?
  • Whether the inside of the roof is included
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How long they’ve been surveying roofs

What a roof survey includes

Checking the roof from the ground

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Leave it or get it looked at?

Photographs from the ground rarely show the detail. We get as close a view as safe access allows, including by drone where it’s applicable. Older and listed buildings around Vigo Village may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Every price we give includes VAT. New roof snagging starts from £150, including VAT. You will know the price for your survey before you book.

New roof snagging around Vigo Village

With Cobham College about 4.4 miles north, Vigo Village sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you own a rental within reach of Borough Green & Wrotham station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

How we price new roof snagging

Several things affect the price of a survey:

  • The size of the roof
  • The height of the building and how the roof can be seen safely
  • How many separate roofs there are, like extensions, dormers and garages
  • Commercial roofs and larger buildings

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • How the loft is reached, if there is one
  • The property’s address and postcode
  • Any marks or damp showing indoors
  • What’s prompted the survey

We survey roofs seven days a week. To arrange a day that suits you, ring 07833 053749 or use the contact form.

FAQs for Vigo Village

Is Vigo Village in the area you cover?

Yes, Vigo Village is within the area we cover. We survey roofs across London and South East England. You can call 07833 053749 or drop us an email with the address and a few details.

Do you cover smaller places like Vigo Village?

Yes, Vigo Village is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How long does new roof snagging take?

It typically takes about one to two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. You will know roughly how long when we arrange it.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

What’s the best time to have a new roof checked?

Ideally before you make the final payment, while the roofer is still on hand. If that is passed, book before any defects or warranty period ends.

Which days do you carry out surveys?

Surveys run seven days a week. To find a day that suits you, call 07833 053749 or drop us an email.
