Independent new roof snagging in Fairseat

New roof snagging in Fairseat

A new roof needs to breathe. Where vents have been fitted at the ridge or eaves, we check them, and check the loft space for signs of condensation. What we see goes in the report. Without enough airflow, a roof space can suffer from condensation, which is easier to put right while the roofer is still involved. It all goes in the report. If you’ve noticed gutters or fascias damaged during the job and ridge and hip tiles not properly fixed, we can find out what’s behind it, on loft conversions and dormers, new flat roofs and ridges and verges alike.

For a small place like Fairseat, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

Buying a home or a new roof in Fairseat

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Historic houses like Old Soar Manor, about 4.5 miles south, show how far back building in the area around Fairseat goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Holy Innocents: the roof may have had decades of patch repairs, and the survey shows where they are.

Fairseat is about 7 miles north-east of Sevenoaks, in Kent. From houses to flats and shops in Fairseat, we can survey the roof. Fairseat is one of the towns and villages in Kent where we work for new roof snagging. There is also a page for Maidstone.

Here we cover the TN15 postcode area for new roof snagging. If you need new roof snagging at a property on Vigo Road and Platt House Lane or anywhere close by, we can survey it. Nearby, we also carry out new roof snagging in Hodsoll Street (1 mile north), Labour-in-vain (1 mile south-west), Culverstone Green (1 mile north-east), Trottiscliffe (1 mile south-east) and Vigo Village (1 mile east). Larger places within reach include Maidstone (10 miles south-east), Dartford (9 miles north-west), Sevenoaks (7 miles south-west), Royal Tunbridge Wells (14 miles south), Gravesend (7 miles north) and Tonbridge (9 miles south).

What this survey cannot tell you

A survey is a proper look at the new roof, but it cannot do everything. Its limits include:

  • Whether the roof will leak in future
  • Repair costs for putting snags right
  • What’s under the new coverings

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and does not.

Roof types and parts we check

  • New-build homes
  • New flat roofs
  • Flashings and valleys
  • Loft conversions and dormers
  • Replacement roofs
  • Ridges and verges

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Diary the defects period end date
  • Book snagging before the final payment
  • Look for new stains after a downpour
  • Raise snags in writing with your roofer

Report times depend on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. If a payment is due soon, choose the package that fits.

Do not settle the final bill until the roof has been inspected if your contract allows it. It keeps the job open until it is right.

Fairseat questions

Will you come out to Fairseat?

Yes. Fairseat is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in Fairseat listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you check the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Is snagging available for a new-build house roof?

Yes. We check new-build roofs from safe vantage points and the loft space and record any snags. Book before the defects period runs out if you can.

What happens on the day

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes roughly 1–2 hours for most homes, depending on how much new work there is to check. In a small place like Fairseat, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photographs.

Advice

Do you need new roof snagging in Fairseat?

Vents can be left out, or insulation pushed against the eaves. Without enough airflow, condensation can build up in the loft space.

A survey can pick up problems like:

  • Underlay ending short at the eaves
  • Missing or blocked roof ventilation
  • Gaps at new flashings
  • Poorly finished verges

For landlords with property near Borough Green & Wrotham station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What to check before booking

  • Are they insured for the work?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • When you’ll get the report
  • What they will not be able to tell you

What a roof survey includes

Leave it or get it looked at?

A minor snag left alone can turn into a leak. Loose details can let water through during the first winter. Finding them early means they can be dealt with quickly. In a place like Fairseat, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You will know the exact price before booking.
