About our chimney survey in Vigo Village
Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. You then know where to start. Typical surveys look at a chimney out of line and damp patches on chimney breasts, on chimney breasts, brick chimney stacks and lead flashings.
In a small place like Vigo Village, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

What happens if roof problems are left?
If a stack seems to lean, do not leave it. We record its condition and recommend a structural engineer where needed, so you know where you stand. Outbuildings and barns around Vigo Village are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
Why us?
- 5,000+ surveys completed
- A report with photos
- Clear package prices, inc. VAT
- Independent findings on the roof’s condition

What else we do in Vigo Village
Local roofs in Vigo Village
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses like Cobham College, about 4.4 miles north, show how far back building in the area around Vigo Village goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
If you live near a park such as Trosley Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you own a rental within reach of Borough Green & Wrotham station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark like Church of St Peter and St Paul, old fixings, lead flashings and tall chimneys are typical of older roofs.

Different roofs, different checks
Chimney pots and cowls
For unused flues, we check whether caps or cowls allow ventilation. Capping without ventilation can trap moisture.
Chimney breasts and the loft
In the loft, staining around the stack frequently shows where water is getting in. We record what we see with photos.
What happens on the day
We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect about one to two hours for a house, while a commercial roof takes nearer three to four hours. Somewhere like Vigo Village needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- First we talk through the stacks, their history and any problems.
- We look at every stack from wherever it can be seen safely.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- The report, with photos and recommendations, is emailed to you.
How to prepare
- Make a note of anything you’d like us to look at
- Check pets are kept safely away
- Clear the way to the loft hatch

Advice
Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Keep the report to compare against at the next survey
- Do not use a ladder to reach the stack yourself
- Keep track of stains on chimney breasts
- Check that disused chimneys can still breathe
If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it is on from the viewpoints we used.
Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.
How we price chimney surveys
Our packages start from £150, including VAT. What you pay for your roof depends on:
- Which survey package you book
- How complicated the roof is, with its valleys, chimneys and parapets
- House, block, shop or office
- The use of thermal imaging or a drone
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.
What to tell us when you contact us
You don’t need to know any roofing terms. Just tell us:
- Pictures from the garden or a window, if you have them
- The type of building and roof, such as pitched or flat
- Where water is showing inside, if it is
- Where the property is, with the postcode
If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To send them or to book, call 07833 053749 or use the contact form.
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.
Vigo Village questions
Do you survey roofs for landlords with property near Borough Green & Wrotham station?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Is Vigo Village within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Should a redundant chimney be removed?
A redundant chimney needs looking after like any other. If it’s capped without ventilation, damp can build up inside. Our survey records its condition and how it is capped, so you can decide with a builder what to do.
What happens after the survey?
You’ll get the report by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.
Do you climb onto every roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
Will you fly a drone over my roof?
Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
How quickly is the report sent?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.
