Chimney survey in South Street: what you get
Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. We look at each possibility and record what we find. That points the work in the right direction. If you are worried about frost-damaged brickwork on the stack and worn or missing pointing, a survey will tell you what’s going on, on chimney breasts, lead flashings and chimney pots and cowls alike.
In a small place like South Street, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Can I check my roof myself?
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in.
What we can’t see
To be straight with you, there are limits to any roof survey:
- Gas safety checks, which need a Gas Safe registered engineer
- Flue inspections or sweeping
- Conditions inside walls
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

Landlord and commercial surveys in South Street
Landlords and letting agents in South Street book surveys as well as householders. A written report with photos gives you a clear record of the chimney stack.
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it when booking and we will plan the visit with that in mind.
Useful tips for South Street property owners
A survey works best with a little help from you, before and after. Some tips:
- Ask for ventilated caps on redundant stacks
- Leave close inspection to people with safe access
- File photos of the stacks with your home records
- Book a sweep for flues that are in use
Where another specialist is needed, such as a structural engineer or sweep, we explain why. That helps you brief them.
Make sure redundant flues are capped with ventilation. Ventilation helps keep the stack dry.
What happens on the day
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, from the ground, from windows, in the loft space and by drone where applicable. The survey typically takes an hour or two on an ordinary house; commercial roofs usually need 3–4 hours. Around South Street, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- You get a written report with photos and recommendations by email.
How to prepare
- If the roof is shared, arrange access with whoever manages the building
- Jot down any questions you want answered
- Find any records of previous roof work

Advice
FAQs for South Street
Is South Street within the area you cover?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Does a conservation area affect roof work in South Street?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What causes damp on a chimney breast?
Damp on a chimney breast typically means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping, and record what we find.
What happens next?
You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Which parts of the chimney do you look at?
The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
What does the report include?
It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.
Local roofs in South Street
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Cobham College about 3.3 miles north-east, South Street sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Meopham station, the gap between tenancies is a good time to have the roof looked at. If you live near a park like Trosley Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you look after a building such as Culverstone Green Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What happens if roof problems are left?
If you’re buying, find out about the stacks before you exchange. After that, any work is yours to arrange and pay for. Our report gives you facts to raise with the seller or agent. Where a roof is exposed, as many are in small places like South Street, driving rain gets into any weakness, and damp in older walls is slow to dry out.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Chimney survey starts from £150, including VAT.
