Gutter survey in South Street, Kent
A survey of gutters, valleys, outlets and downpipes for South Street, from an experienced roof surveyor. Every survey comes with a written report and photos.
- Dripping or leaking gutter joints
- Blocked outlets and hoppers
- Overflowing valley or parapet gutters
DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
How a gutter survey works in South Street
We check the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we cannot see inside buried drains. If the problem looks like a blocked or broken drain below ground, we will say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey outlets and hoppers, downpipes and parapet and box gutters, and common reasons people get in touch are hoppers and outlets full of debris and joints that drip after rain.
In a small place like South Street, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

Questions from South Street
Will you come out to South Street?
Yes, South Street is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Does a conservation area affect roof work in South Street?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
What insurance do you have?
We are covered by professional indemnity and public liability insurance.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
Will you photograph what you find?
Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
The survey, step by step
After the inspection, everything we found is written up in a report with photos. On timing, it usually takes about one to two hours for a house, and longer for a large or complex roof. Somewhere as small as South Street, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Preparing for the visit
- Keep pets inside or away from the areas we’re looking at
- Let us know about parking before the day
- If you’re buying, check with the agent that we can get in
Booking a survey
If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.
Advice
What we are asked to look at in South Street
Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before it causes more harm.
Signs worth acting on include:
- Water spilling over the gutter edge
- Gutters packed with leaves or moss
- Brackets that have dropped or snapped
- Choked outlets or hopper heads
Living close to Trosley Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
Choosing a roof surveyor
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether the loft space is looked at, where there is one
- What happens after the report arrives
- What’s outside the scope of the survey
Prices for gutter surveys in South Street
When we price a survey, we consider:
- The use of thermal imaging or a drone
- How complicated the roof is, with its valleys, chimneys and parapets
- The roof’s overall size
- The type of building, from a house to a block or an office
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you want to find out.
Getting in touch
To price your survey accurately, we’ll ask about:
- The kind of building and roof involved
- Where the property is, with the postcode
- Pictures from the garden or a window, if you have them
- The reason for the survey, such as buying, a leak or storm damage
Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or email us.
Why get it checked now?
Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone will not solve it. A gutter survey helps rule the rainwater system in or out. Older cottages and farmhouses around South Street can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Gutter survey starts from £150, including VAT.

What a gutter survey looks like in South Street
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Cobham College about 3.3 miles north-east, South Street sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
If you let a flat or house near Meopham station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Culverstone Green Primary School: large buildings have long gutter runs and big roofs that need checking like any other.
