Flat roof surveys around South Street

The wider area around South Street has a long history of building, with Cobham College about 3.3 miles north-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

For site and facilities teams at buildings such as Culverstone Green Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Landlords with a home close to Meopham station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Flat roof survey in South Street: what you get

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so it helps if you ring 07833 053749 or drop us an email with the address and a rough idea of the roof area. We survey EPDM rubber, felt flat roofs and single-ply membranes, and the problems we’re asked to look at most are signs of deflection in the roof deck and standing water left after rain.

Some older homes in villages like South Street are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

Landlord and commercial surveys in South Street

Landlords and agents in South Street book surveys as well as homeowners. A written report with photos gives you a clear record of the flat roof, useful for planning maintenance.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

What a flat roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Fragile surfaces, which we don’t walk on
  • What’s under the membrane without opening it up
  • Testing older roof sheets for asbestos

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and does not.

Prices for flat roof surveys in South Street

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • The type of building, from a house to a block or an office
  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see
  • Extensions, dormers and garages with roofs of their own

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

Getting in touch

To price your survey accurately, we’ll ask about:

  • The property’s address and postcode
  • Access details, like a loft hatch or a shared roof
  • The type of building and roof, like pitched or flat
  • Where any leaks, stains or damp patches show inside

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or drop us an email to find out.

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

What happens if roof problems are left?

Ponding seldom gets better on its own. Most often it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Finding the cause now keeps more options open. Older and listed buildings around South Street may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Flat roof survey starts from £150, including VAT.

Why us?

  • 20+ years’ experience
  • Surveys seven days a week
  • Photos and a written report every time
  • 5,000+ roofs surveyed

Take a look at how roof surveys are priced or two real surveys.

The survey, step by step

The visit has one job: to see as much of the flat roof as can safely be seen and record it clearly. Notes and photos go into the written report. The visit typically takes about one to two hours at a typical home, and about three to four hours for a commercial roof. Older rural homes like those around South Street can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before the survey

  • Find any records of previous roof work
  • Leave a clear route to the loft
  • For flats, check roof access has been agreed

South Street questions

Is my home in South Street listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like South Street?

Yes, South Street is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.

How do you inspect a flat roof?

Only where it is safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. We do not walk on fragile rooflights or sheeting.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Do you give a life expectancy for the roof?

We don’t give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.
