How a flat roof survey works in Priestwood
A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We survey felt flat roofs, mastic asphalt and upstands and outlets, and the problems we’re asked to look at most are loose or cracked edge trims and blistering in felt or asphalt.
Flat roofs on exposed homes in small places like Priestwood take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Prices for flat roof surveys in Priestwood
A few things affect what a survey costs:
- Which survey package you book
- How tall the building is and how easy the roof is to see
- Roof area
- Extra roofs, like extensions, dormers or garages
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
What to let us know when you contact us
You don’t need to know any roofing terms. Just tell us:
- Pictures of the roof from a safe spot, if you have them
- Your timetable, such as an exchange date
- Your postcode, so we can check access and travel
- Any stains, drips or damp patches you’ve seen indoors
Unsure which package suits your roof? The easiest way is to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.
Before and after the survey
A little preparation and a few simple habits help. Some pointers:
- Never stand on rooflights or fragile sheeting
- Keep records of when the roof was laid and what work has been done
- Have the roof looked at again after a severe storm
- Keep people off the roof unless they need to be there
If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.
Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.

DIY checks: what’s safe
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Flat roof surveys around Priestwood
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. Cobham College, about 2.6 miles north-east, is one of the historic houses in the wider area around Priestwood. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
For landlords with property near Sole Street station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Anyone responsible for a site like Meopham School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What this survey can’t tell you
A survey is a close look at the flat roof, but it can’t do everything. Its limits include:
- An exact number of years the roof has left
- What’s under the membrane without opening it up
- Fragile surfaces, which we don’t walk on
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What a survey covers and doesn’t.
What we check
- GRP fibreglass
- Single-ply membranes
- Mastic asphalt
- Upstands and outlets
- Felt flat roofs
- EPDM rubber
When to book a survey in Priestwood
Flat roofs frequently get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.
We’re frequently asked to look at:
- Splits and cracks in the covering
- Blisters and bubbles in the covering
- Outlets choked with leaves and silt
- Ponding water that doesn’t drain away
For an older house near a landmark such as Church of Our Lady of the Meadow, the flat roofs on later extensions tend to wear out long before the main roof.

Your questions about flat roof surveys in Priestwood
How do I find out if my home in Priestwood is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Priestwood?
We do. Villages and rural addresses get the same survey as a town house.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.
Do I need to be at home?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.
Does the report include photos?
Yes. Photographs are part of every report.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.
How it works
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Somewhere as small as Priestwood, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before the survey
- Show us where any leaks or stains appear
- Have any questions written down, so nothing gets missed
- Leave a clear route to the loft
