How a gutter survey works in Priestwood
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. We survey outlets and hoppers, eaves gutters and downpipes, and people most often book us about fascia boards damaged by overflowing water and overflowing eaves gutters.
Older buildings in small places like Priestwood may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Priestwood questions
How do I find out if my home in Priestwood is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Will you come out to Priestwood?
Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
Does the season matter for a gutter survey?
Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.
Do you need to get into the loft?
Usually, if there’s one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
Will I get photos?
Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.
Will you check the drains below ground?
No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What happens on the day
Once we have finished looking, we write up our findings in a report with photographs, emailed to you. On timing, it usually takes between one and two hours for a house; commercial roofs usually need 3–4 hours. Somewhere as small as Priestwood, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before the survey
- Check we can get to the back of the property
- Mention any parking restrictions on your street
- If you’re buying, let the agent know when we are coming

What you can safely check yourself
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Before and after the survey
Over many surveys, some simple habits stand out as worth the effort:
- Look for new stains on ceilings below valleys after rain
- Have gutters cleared at least once a year
- Look out for overflows when it pours
- Check from the ground or a window, not a ladder
For let and shared buildings, the report can go on file and use it to plan upkeep. The photos help when you explain the work to others.
Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.
How the survey changes by roof type
Box and secret gutters
Box and secret gutters often cause leaks indoors. We check the outlets, linings and overflows where safe.
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It is inspected as far as safe access allows.
Why it is worth a survey now in Priestwood
Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone won’t solve it. Checking the gutters first helps you spend in the right place. Where a roof is exposed, as many are in small places like Priestwood, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both including VAT. You will know the price for your roof before booking.
What you get with us
- Prices that include VAT
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
- Insured for professional indemnity and public liability
- An independent view of the roof
What we can’t see
It’s a careful look at the gutter, not the whole story. Its limits include:
- Hidden sections we can’t view safely
- Asbestos testing of old gutters, downpipes or soffits
- Blockages deep inside downpipes

Gutter surveys around Priestwood
Historic houses like Cobham College, about 2.6 miles north-east, show how far back building in the area around Priestwood goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
Anyone responsible for a site like Meopham School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Trees in and around Camer Park Country Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. Take an older house close to Church of Our Lady of the Meadow: old fixings, lead flashings and tall chimneys are typical of older roofs.
