Gutter surveys near Foxendown

How a gutter survey works in Foxendown

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey valley gutters, parapet and box gutters and eaves gutters, and the problems we are asked to look at most are soffits marked by water and downpipes that are split or coming away.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Why get it checked now?

Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone won’t solve it. A gutter survey helps rule the rainwater system in or out. For an older or listed building in a place like Foxendown, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. We confirm the exact price before you book.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or drop us an email with the addresses.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely. The survey normally takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Older roofs in small places like Foxendown can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Before we arrive

  • Unlock side gates and any roof access doors
  • Gather any invoices or paperwork from past roof work
  • Buyers: confirm access with the estate agent or seller

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Parts of gutters that can’t be seen safely
  • Pipes below ground level
  • The inside of a downpipe along its whole length

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

Roof by roof

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back and if it blocks, water can come indoors. It’s inspected as far as safe access allows.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded where they can be seen.

Gutter surveys in Foxendown: local notes

Historic houses such as Cobham College, about 1.8 miles north-east, show how far back building in the area around Foxendown goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Anyone responsible for a site like Meopham Community Academy will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Sole Street station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Trees in and around Camer Park Country Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

Foxendown questions

Is Foxendown within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in Foxendown listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Do you climb onto every roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

Can the survey be at a weekend?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, phone 07833 053749 or drop us an email.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, call 07833 053749 or email us.
