Gutter surveys for homes and businesses in Sole Street

Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from everything that’s safely in view. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so, with a suggested next step. Common reasons to book are water spilling over the gutter edge and cracked or loose downpipes, across valley gutters, eaves gutters and parapet and box gutters.

Some older homes in villages like Sole Street are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

After the visit, you get a written report with photos, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • The inside of a downpipe along its whole length
  • Parts of gutters that cannot be seen safely
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

What we look at

  • Valley gutters
  • Outlets and hoppers
  • Eaves gutters
  • Parapet and box gutters
  • Downpipes
  • Fascias and soffits

How we price gutter surveys

All our prices include VAT. The things that change the price are:

  • House, block, shop or office
  • Basic, Standard or Premium
  • The size of the roof
  • How many separate roofs there are, such as extensions, dormers and garages

Prices quoted always include VAT, and the report is not charged as an extra. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to tell us when you contact us

To price your survey accurately, we’ll ask about:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any marks or damp showing indoors
  • Where the property is, with the postcode
  • Pictures from the garden or a window, if you have them

Most bookings start with a short call: call 07833 053749 or drop us an email. You’ll have a price before anything is arranged.

Sole Street questions

Is the coastal weather around Sole Street hard on roofs?

Frequently, yes. Within about 5 miles of the sea, as Sole Street is, metal fixings wear faster and gales find any loose ridge or slate.

I let a flat near Sole Street station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. You can call 07833 053749 or drop us an email with the address and a few details.

How much time does the visit need?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you test soffits or gutters for asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

What happens if roof problems are left?

A dripping joint or sagging bracket will not get better on its own. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. A survey now tells you what needs doing and how urgent it is. Around Sole Street, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What happens on the day

After the inspection, everything we found is written up in a report with photographs. As for time on site, most surveys take about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Rural addresses near Sole Street can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Clear the way to the loft hatch
  • Agree roof access with the managing agent if it’s shared
  • Keep pets in another room

Roofs, chimneys and gutters in Sole Street

Sole Street is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. About 0.9 miles east lies Cobham College, a reminder of how long the area around Sole Street has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If your home is one of the older ones in the streets near St Mary's Room, its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like Cobham Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Sole Street station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Different roofs, different checks

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.

Cast iron gutters

Cracks frequently open on the back of cast iron downpipes, so we check the wall behind for staining.
